Seafront location in Hastings Old Town, characterful 200-year-old heritage building, spacious for two people, good WiFi, decent shower, comfortable beds and sofas.
All minor issues: some noise from upper apartment; dirty windows but probably due to necessary major groundworks affecting the whole crescent; poorly lit kitchen/breakfast bar area (only one of five down-lighters seemed to function effectively); defective/mouldy sealant around bath.

Great beach and sea view from the front bay window. Very clean throughout. Super comfortable mattresses. Perfect location as directly opposite the Pelham Place car park with walking access via the ramp to the left or the stairs to the left of the amusements. Highchair provided which was extremely helpful.
Was a little hot which is to be expected in the height of July summer. Would suggest bringing a fan if staying in the summer and if you prefer sleeping a little cooler.

Location as walking distance to old town.
Large rooms.
Generally clean.
Tired looking furnishings.
Bathroom needs some attention regarding grout and silicone.
The sea view was obscured by scaffolding, not the fault of owners but we chose it for the sea view!
Tourist groups congregating outside front windows. We realised there are plaques on wall outside. So we had to shut curtains as felt like we were in a fish bowl.
