This duplex gives your group room to breathe - two fully independent units, five bedrooms, and two complete living setups, all within easy reach of the beach, the marina, and everything the coast has to offer. Mornings begin on the balcony with coffee in hand; evenings wind down around the BBQ grill or curled up by the indoor fireplace.

Living spaces
Each unit functions as its own complete home. Both levels feature an open-concept living room with ample seating and a TV, ideal for movie nights or casual downtime after a day outdoors. Ceiling fans and heating keep things comfortable year-round, and the indoor fireplace adds a warm, inviting focal point when the coastal evenings turn cool - a welcome touch during Newport Beach`s mild winter season.

Each unit comes with its own fully equipped kitchen - refrigerator, freezer, stove, oven, microwave, dishwasher, coffee maker, blender, toaster, hot water kettle, wine glasses, baking sheet, and all the cooking basics you need. Dishes, silverware, and a dining table are included in both units, making shared meals an easy, comfortable affair. Coffee is on hand to start your mornings right.

Outdoor living
The upper unit`s balcony is set up for outdoor entertaining, with a BBQ grill, barbecue utensils, and outdoor furniture ready for alfresco meals. Additional patio space and a backyard area give the group even more room to relax outside. Beach access is nearby, and the property includes two beach chairs, an umbrella, and beach towels for your use.

Bathrooms
Five bathrooms serve the full group comfortably. Each is stocked with shampoo, conditioner, body soap, shower gel, and a hair dryer. Hot water, a bathtub, and cleaning products are also provided.

Amenities & practical comforts
The property is equipped with Wifi, Ethernet connection, and a dedicated workspace - handy for anyone balancing work and travel. A washer and dryer is available in each unit, along with an iron, hangers, and all the essentials for a comfortable extended stay. A Pack `n play/Travel crib is available for families travelling with young children. Home safety features include smoke and carbon monoxide alarms, a fire extinguisher, a first aid kit, and exterior security cameras at the front entrance and over the garage.

Parking & access
The lower unit has a 2-car garage, and the upper unit has a tandem parking spot. Free street parking is also available nearby. A private entrance provides direct access to the property, and self check-in via keypad makes arrival straightforward - you`ll receive your unique door code ahead of time.

Good to know
Check-in is after 4 PM local time, and check-out is by 11 AM. Early check-in and late check-out may be available upon request. There is no extra fee for early check-in or late check-out if we can accommodate your request.
Our homes feature keyless entry. You`ll receive a unique code prior to arrival, making check-in a breeze.
Cleaning is performed at the end of your stay. Mid-stay cleaning is available for an additional fee.
2 beach chairs and an umbrella and plenty of beach towels.
We do not recommend shipping to the home as we do not have mailbox keys, and multiple people may have access to the property.

Pet policy
Small dogs and cats are allowed. Larger dogs are permitted upon approval.
