Location
Communication was not straightforward as staff didn’t speak English. We still managed and they were lovely.

Brand new building, everything is clean, and the window view is wonderful. To be precise, this is more of a guesthouse than a hotel, as the guest rooms are located in an adjoining courtyard right next to the hosts' family home. Arman and his wife were very friendly; they met us and checked us in smoothly. They also offer food service, and on our first evening, we ordered wonderful homemade khinkali for dinner. According to our booking, breakfast was included. Since the guest breakfast kitchen was still under construction, we were offered to have breakfast either on the open terrace or in our room. Given that it was the end of October and 9 AM in the mountains, we preferred to have breakfast in our room.
This review would easily be a "Exceptional" if it had been written after the first day. Due to family circumstances, we had to stay longer in the town and extended our booking for another day. Just like the first day, we preferred to have breakfast in our room because the outdoor temperature was below 10°C. When a female staff member brought breakfast, she asked in a lecturing tone why we weren't eating on the terrace, adding that we were their "only guests" who asked to eat in their room. To clarify: we would gladly have eaten in the designated breakfast kitchen, but having breakfast in the cold—is not part of our plans. To top it all off, the woman reproached us for having the air conditioner on, acting horrified at how we could sit in such "heat" (as mentioned before, the morning weather was chilly, and the single radiator in the room wasn't enough to feel comfortable).
In short, I didn't book a room in the most expensive place in town to receive moral lectures and comments from the staff about my personal air temperature preferences while paying prices like in a 3-star hotel in the Georgian capital.

Much nicer and larger in person than in photos. Great view of the castle. Very comfortable bed and modern bathroom. The owner was very accommodating and helped us add another night.

This is such a cute family-run guesthouse. They live in the house behind and are just lovely. We had the triple room with 3 single beds. It is a fantastic location right across the street from the castle! It does not get any better. We could walk out the door and down the hill into town, lots of restaurants and cafes nearby. The BEST part though is the view from the rooftop looking right at the castle. Breakfast is served up there. We also had a window facing the castle (I think they all do) but a big tree blocked the view - this did not matter because we could go right up to the roof.
The breakfast was a little boring and there was no coffee (only tea) but this didn't matter too much because of the view. And the mattresses a little squeaky.
