The hotel's location was perfect! It was in-between the busy areas and the quiet areas. My mom, sisters and I loved that it was located in a quiet neighborhood but also not too far from the Tenjin shopping areas and Hakata, as well as the more tranquil Ohori Park area. We also loved that the room we booked fit 4 adults (which was hard to find in Fukuoka) and that the shower room and toilet were separate. I also have to note that the room was very clean and well lit! It was a plus that there were enough sockets for 4 adults to charge our devices at the same time. There were no staff visible 24/7 but I loved that we could contact them anytime regarding inquiries and they respond as quick as possible and were very helpful.
Downside during our stay was the loud ongoing construction across the hotel, but they posted an apology notice on the elevator wall. The rooms could do with more amenities, like a steamer/clothes iron, more hangers especially if there are 4 female adults in 1 room, there wasn't much storage space to put the clothes we unpacked from our luggages.

Rooms were a good size. It was right next to a coin laundry with super new machines which was very convenient. Great value.
The location was good but slightly further away from attractions and the station. But still easy to walk to.
