The apartment is beautifully decorated and full of character, and the views are breathtaking. It's right in the heart of Sperlonga, so you're perfectly placed for everything. The host was also very responsive to all our queries, both before arrival and during the stay.
A few things let the stay down. Biggest was the air conditioning: we were only told the day before arrival it couldn't be set below 24°C, a restriction that belongs in the listing, not sprung last minute. Had we known, we wouldn't have booked. The host claimed it's required by Italian law, which as far as we can tell isn't accurate for a private let. Worse, the A/C unit was undersized and couldn't get below 26°C anyway, so it was very hard to sleep, we left a night early.
The bathroom wasn't clean on arrival (shoe marks, hair), and there was one roll of toilet paper and no other toiletries for the whole stay, so bring your own. Also note: no parking, and the nearest car park is €20/night with limited spaces.

This is such a beautiful and historic building, like staying in part of the fabric of Sperlonga. We loved how it was simply and sensitively decorated so that the features of the old mill are the focal point.
It was missing a few toiletries and there was an issue with the key safe - luckily Eleonora was very responsive and it was easily sorted.

Traditional, newly renovated kitchen and toilet; nice warm shower, clean toilet shower and kitchen.
Kitchen does have a lot of new utensils, looks like people havent been using them.
Eleanor was really responsive with all my queries throughout the stay!
I expected a lot from the photos, but they look old and the floor tiles has been damaged, They covered it up with a carpet that has flipped on sides which are major risk of tripping. I travelled with elderly parents and cannot afford any accidents.
Also, the stairs going up the bedroom are bit unsafe for kids/old people.
Thewindow that has tge sea view does have a mosquito net which is all dusty when you open up and the wooden window door outside tends to shut from strong winds.
The TV is relatively small and only at the side of the bedroon upstairs.
There was a Sofa bed which I have to ask to set up/prepare as I have booked for 3 persons. (I asked to check in earlier as check in time was meant to be 1600H and was there at around 1500H and was told that the place was not ready)
