Required Security Deposit or Damage Waiver

After booking, all reservations must complete the property's required protection process through our Guest App.

Guests must select one of the following:



Option 1 — Refundable Security Deposit

• $450 refundable deposit



Option 2 — Damage Waiver

• $29 per night

• Nonrefundable

• Maximum charge of $150 per stay



This requirement is completed separately after booking and is required for all reservations.

The $29/night Damage Protection Program provides coverage for accidental damage up to $450.



Please be aware that this protection does not cover:

• Smoke remediation cleaning

• Lost fobs

• Lost parking tags

• Lost garage openers



Lost fobs, parking tags, or garage openers are charged at $200 per lost item.



🪪 Pre-Arrival Guest Verification

To meet property requirements and help maintain a safe community, guests may be required to complete verification before arrival.

The process may include:



• Government-issued photo identification

• Confirmation of contact information

• Completion of a guest verification portal

• Background screening when required



Information submitted through the verification process is used only for screening purposes.



A signed rental agreement is also required before check-in.



Verification deadline

For reservations booked in advance:

Verification must be completed within 24 hours of booking.



For same-day reservations:

Verification must be completed within 1 hour of booking.

Reservations may be cancelled when required verification is not completed within the stated timeframe.

The swimming pools, spa, gym, sauna, courtyards, outdoor spaces, and other community facilities are operated and maintained by the homeowners association.

Because these amenities are outside the direct control of the host, availability may occasionally change because of:



• Scheduled maintenance

• Repairs

• Temporary closures

• Operational decisions

• Other building or HOA requirements



We cannot guarantee uninterrupted availability of every shared amenity throughout every reservation.



🔧 Building Maintenance Access

Building management or maintenance personnel may occasionally need access to the apartment to perform essential inspections, repairs, or maintenance.

When access is required, visits are coordinated through building management.

Declining or preventing scheduled maintenance access may result in a $100 rescheduling charge.



📸 Furnishing & Décor Disclosure

Every apartment is prepared to the same general quality standard; however, minor differences may occasionally exist between the current apartment and the listing photography.

These variations may include:



• Furniture

• Décor

• Artwork

• Minor layout differences



Such variations do not change the advertised bedroom count, bathroom count, sleeping capacity, or core amenities of the reservation.
