The backyard is the centerpiece, with a sparkling pool and swim-up bar, oversized hot tub, outdoor kitchen, putting green, fire features, lounge areas, and privacy landscaping. With a spacious 3-bedroom main house plus a detached guest house, there is plenty of room for groups to spread out while staying close to Phoenix dining, shopping, Biltmore, Arcadia, and Scottsdale.

- Living: Generous seating awaits in the main house with a full-size sleeper sofa and smart TVs equipped with music apps like Spotify. The guest house features its own vibrant living area centered around a billiards table for evening entertainment.



- Kitchen: Two fully equipped kitchens are at your disposal. The main house kitchen is ready for group meal prep, while the guest house kitchen ensures drinks and snacks are always within reach.



Bedrooms & Sleeping. The home has 4 bedrooms total:



- Primary Bedroom: King bed with attached bathroom featuring double sinks, soaking tub, walk-in shower, and private toilet

- Bedroom 2: King bed plus dedicated workspace

- Bedroom 3: King bed plus full-over-full bunk bed, with an attached bathroom featuring a sink and walk-in shower

- Guest House Bedroom: King bed with access to the guest house's full bathroom and living area



- Additional sleeping options include two air mattresses, two twin rollaway beds, and a full-size sleeper sofa in the main living room.



Bathrooms

- The main house has 3 bathrooms, including the primary ensuite and the bathroom attached to Bedroom 3. The detached guest house has an additional full bathroom with a walk-in shower.



Guest House

- The detached guest house is a major bonus for groups. It includes a king bedroom, full bathroom, living area, full kitchen, pool table, and getting-ready/beauty bar.



Honest Expectations:

- Guest count & Sleeping Arrangements: Maximum occupancy is 16 guests. The home has 4 bedrooms and regular beds for up to 10 guests, with additional sleeping options for up to 6 more guests, including 2 air mattresses, 2 twin rollaway beds, and a full-size sleeper sofa. Your reservation guest count includes everyone who will be at the property, including daytime visitors, and may not exceed 16. Please enter your full group size when booking so you know what sleeping arrangements to expect and so we can properly prepare the home. Additional guest fees may apply above the base occupancy.



- Strict Noise Ordinance: The City of Phoenix strictly enforces quiet hours from 10:00 PM to 8:00 AM. We utilize an exterior privacy-compliant decibel sensor to monitor noise levels. Large speakers and loud outdoor music are strictly prohibited to respect our neighbors.



- Vendors & Activities: All outside vendors must be approved by the host before booking. This includes chefs, decorators, photographers, entertainment, rental companies, and other third-party service providers. We are happy to recommend trusted vendors. Hibachi, DJs, adult entertainment/strippers, mechanical bulls, bounce houses, and activities that may be visible from the street or create a nuisance for neighboring homes are not permitted.



- Active Camera Surveillance: For property security, multiple exterior-only cameras monitor the driveways, side gates, pool equipment, and the backyard. There are no cameras in any interior or private guest areas.



- Pool Heating & Floats: Pool heating is an optional $85 per night fee and must be applied for the entire stay. Because pool floats degrade quickly in the harsh Arizona sun, our selection varies, so we highly recommend bringing your favorites.



- Decoration Rules: To protect our home, absolutely no confetti, glitter, double-sided tape, or wall-damaging adhesives are permitted inside or outside.



- Security & Deposits: To keep our home in pristine condition, a refundable security deposit or a non-refundable damage waiver is required via the Airbnb Resolution Center prior to your stay.



Guest Access:

You will have exclusive access to the main house, detached guest house, and the backyard oasis. The home is accessed seamlessly via a custom keyless door code provided before check-in. Parking is strictly limited to a maximum of 4 vehicles. Two vehicles may park under the driveway carport, and two additional vehicles may park in the secondary driveway.



The Neighborhood:

Located in the desirable Camelback East Village area of Phoenix (85016), this home sits on a quiet residential street that perfectly balances tranquility with city convenience. You are tucked away in a safe, established neighborhood, yet only moments from the upscale Biltmore Fashion Park, fantastic local coffee shops, and top-tier dining. Outdoor enthusiasts will love the close proximity to the hiking trails at Piestewa Peak and Camelback Mountain.



Getting Around:

Navigating the Valley is incredibly easy from this central location. We highly recommend renting a car or utilizing rideshare services like Uber and Lyft, which are always plentiful in this area.



- Airport: A quick 10-minute drive to Phoenix Sky Harbor International Airport (PHX).

- Freeway Access: Immediate access to the SR-51 freeway makes exploring the greater Phoenix area a breeze.

- Entertainment: You are an easy 10 to 15-minute drive to the vibrant nightlife, shopping, and dining of Old Town Scottsdale and downtown Phoenix.

- Early Check-In/Late Check-Out: Turnovers for a property this size are extensive. While we do our best to accommodate early arrivals or late departures, they must be requested well in advance and may be subject to additional fees.



- Supplies: We provide bath and pool towels, along with basic supplies based on your booked guest count. Please ensure your guest count is accurate so we can stock the home appropriately.
