Ceiling fans turn overhead in nearly every room, and central air keeps the house cool when the south-shore sun is at full strength.

The kitchen is the room that earns its keep. A waterfall-edge island runs down the middle with seating along one side, a pro-style range handles a crowd, and a walk-in butler's pantry swallows the overflow so the main counters stay clear. The long dining table under a run of pendants, close enough to the island that whoever is cooking never gets left out. This is a kitchen for people who came to eat together, not to take turns.
