Guests have full and private access to guest house. There are no shared spaces and the entrance is at the back of the property and very private. Small bench near entrance to enjoy your coffee in the California sun.

If you`re looking to explore LA, having a car is always helpful. Uber & Lyft are easy to get at almost any time. Within Venice, you can walk to many locations or take one of the e-scooters that are readily available (we have helmets you can borrow).

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed.

For stays over 30 days, we offer optional mid stay cleanings for an additional fee. These provide a full refresh of the home and linens, and we recommend scheduling one every 15 days.

This is a private studio at the rear of a property whose front house is separately occupied. The front house and the neighboring backyard are not part of the rental.

There is no parking on the property. Free street parking is available on the surrounding blocks, and the alley may be used for unloading only.

The washer and dryer are stocked with unscented detergent at the owner`s request. Please use unscented products only.

There is a 10 day grace period to return any items taken from the home at check-out. Replacement costs will be charged to guests if items are not received within 10 days of check-out.

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Utility Usage: Utilities are included up to the property`s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

24 Hour Communication: Our team is available 24/7 while you`re staying with us. If anything comes up during your stay, day or night, you`ll always be able to reach a real person via text, app, or phone call.

Zero tolerance policy for parties. Any guest hosting a disruptive party or causing property damage will face a minimum fine of $10,000. Complaints that risk suspension or loss of the property`s short term rental license may result in legal action and additional damages. We take this policy seriously and we will enforce it.

Only registered guests are permitted on the premises. Unregistered guests may not stay overnight without prior written approval from the host, and additional guests may result in an additional charge.

The property is strictly for quiet residential use only. Parties, events, and commercial shoots are not permitted.

Quiet hours are from 10 PM to 8 AM. Please be mindful of noise levels during these hours to respect neighbors and others in the area.

Please be respectful of neighboring properties at all times.

Guests must abide by all local laws and regulations, including noise ordinances and parking restrictions.

The use of illegal drugs on the property is strictly prohibited and may result in immediate eviction and legal action.

Firearms and weapons are not allowed on the property.

Guests may not move existing furniture or bring additional furniture or equipment to the property without the host`s approval.

Guests with an electric vehicle must notify us in advance and receive our approval before plugging anything in.

The host reserves the right to enter the property during a stay for maintenance or emergency reasons.

This is a no smoking property. Smoking is not permitted anywhere on the premises. Any violation of this policy will result in a $250 fine.

Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Damages and/or failure to pick up after an approved pet may result in additional charges at check out, including an additional charge of up to $1,000 and/or eviction, without limiting any other legal or equitable remedies available to the Owner and/or Company.

Guests must follow all check in and check out procedures provided by the host.

Late check out is not allowed. Guests who do not vacate the property on time will be charged 30% of the nightly cost per hour.

A minimum of $25 will be charged per lost or unreturned key, fob, or access card. Please ensure they are returned before check out.

For any items left behind after check out, guests will be charged the shipping costs and an additional service fee of $25.

Guests are responsible for cleaning up after themselves during their stay and upon departure. Additional cleaning fees may be applied if the property is left in an unacceptable condition.

Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.

Guests are responsible for any damage to the property or its contents during their stay. Any damage must be reported to the host immediately to ensure proper documentation.

Failure to comply with these rules may result in additional charges, eviction, and legal action with no refund and additional cleaning fees. Guests who violate any of the house rules may be subject to a $300 fine per violation, plus additional charges for any damages incurred.
