- Quiet hours 10:00 PM - 7:00 AM — residential building with full-time neighbors
- Primary guest must be 25+ with valid government ID (City of Newport Beach requirement)
- No parties or events. Only registered guests may be on the property
- 100% smoke-free, including vaping and the balcony/garage ($1,000 remediation fee)
- No pets
- Park only in the assigned garage spaces
- Exterior security cameras monitor entry points. An indoor noise-monitoring device measures decibel levels only — it does not record conversations

Rule violation fees: unauthorized guest $100 each, quiet-hours violation $250, party/event $500, smoking $1,000, excess cleaning or damage billed by severity.

By booking, the primary guest confirms the whole party has read and agrees to these house rules and monitoring policies, and accepts responsibility for their group during the stay. Hosts are not responsible for lost or stolen personal items.
