As I am getting older with more health issues, I found the distance to walk to and from the motel to the main attractions was difficult for me to do. On the other hand, I have the luxury of being able to smoke outside my room on the balcony. We did have issues with the air conditioner as we couldn't get the room at a comfortable cooler temperature. If you are looking for a cost effective place to stay, this is perfect. The staff are wonderful and make you feel appreciated and welcomed.
Included in the comments above. Walking distance, air conditioner issues (we couldn't cool down our room). Bathroom tub and floor are really slippery. It's dated but the pros outweighed the cons.

The room was very clean and comfortable. The pool was beautifully maintained and quite wonderful to use. The location of the King's Inn is close enough to the Falls and other sites to be easily visited by walking or using the WEGO transit (only a short block and a half away) while being in a location which was not part of the tourist din.
Nothing actually. It was as hoped for and anticipated. We knew we would likely need to climb some stairs to reach our room but that was fine for us.
