The location was perfect. The room was very clean and the bed was nice and comfortable.
There were no coffee cups in the room. The shampoo packet was very hard to open for someone like me with arthritic hands. It took me a good five minutes using my car key to poke a whole in the package.

Very friendly staff, convenient location. Everything in the room worked as expected.
The motel is a bit dated and needs a bit of work. For example the bathtub-to-floor joint was covered with a plastic baseboard (instead of caulk) which was peeling off. The room was cleaned rather superficially -- the sink had some dirt ports and the bedspreads had stains. The linens, however, were clean.
