Great price great location and Big Canoe is an unbelievable development. We live and sell in The Villages FL. We would recommend this home to anyone looking for great location, great value, clean, but a little dated.
The management company SUCKS, They never return calls and has the most jacked up check in process I have ever seen. I am a Realtor with 25 years experience with sales and rentals.

We loved the location, and the property was renovated contrary to the pictures. Had all the utensils for cooking. Plenty of space to sleep.
It was a little difficult to find our particular unit. Once we found it the stairs leading to the door we're very slippery. The decks on both the front and back had large spiders and webs all over. The TV only had streaming services you had to login to no local channels and if you did try to login to certain ones it asked for a pin which wasnt provided. The pull out couch in the living I ended up having to vacuum it as it was covered in dirt. The bed in the master was unbearablely hard. We barely slept during our stay. The check in process is confusing you have to drive behind a bank, call someone and open the lockbox to get your keys.

The villa was VERY spacious! We really enjoyed our family time, but my husband and I also enjoyed the private deck that was attached to the master. Our 2 boys enjoyed the downstairs bedroom that included 2 super comfy twin beds and a TV, while the 2 girls took over the loft area which also had 2 comfy twin beds and plenty of space for them to be teenage girls. The living room was big enough for all 6 of us to sit and enjoy time together. The kitchen was equipped with ANY and ALL utensils and cookware that we needed... and plenty of things we did not need. Everything was super clean and organized. There were plenty of extra blankets and pillows.
I saw reviews saying there was not enough toilet paper, so we brought our own, only to get there and there be PLENTY of toiletries.
The home could use a little update, but it was super cozy, clean, and just what we needed for a short get away.
The bed in the master room was super comfy, but it was a full/double size bed. My husband and I are use to our king size bed so that did pose somewhat of an issue, but there is also a pullout in the living room that we utilized and made the best of it.
Had we not had a family member who is an employee and property owner, we would have had to pay $20/day per person for use of the community amenities (pool, lake, etc) so heads up on that. That can get expensive when you have a large family.

I didn't get a chance to try the breakfast but my husband really enjoyed the fishing. Everyone was So friendly at the Marina the guest and staff.
The room needs to be updated and there were so many ants everywhere and it should be mentioned on the website that you have to pay for all the amenities.They also changed my room and I had to wait at the gate for them to figure out what happened.
