Close to city centre. Good transport connections to anything you want to see in Kyoto. Modern and clean.

Central location - 15 minute walk to the trendy Shijo Station area near Nishiki Market. Frequent city buses as well. Lounge/dining area on the 2nd floor with microwaves, water dispenser, and washing machines. Staff were friendly and provided amenities like toothbrushes, and the best thing was "hair gum." Hot showers with good water pressure. Rooms were clean and beds were comfortable. This place worked well for traveling with another person. The room had a fridge, hair dryer, desk area, AC, and large TV. Not far from Nijo Castle. Luggage storage was also available before check in.
For solo travelers, this would not be my first choice because itʻs a typical hotel, which means there is a certain predictability and set of norms that go with hotels... For solo travelers, I would recommend a more sociable setting. However, I was traveling with a friend. It was near a subway station, so relatively easy to get to Kyoto Station. The elevators were frequently busy and crowded between 9 and 10 am. 10 am I think was the check out time. There was no stairway alternative, which was sometimes frustrating when wanting to go up or down a couple of floors and needing to wait for the elevator.

Very good location and the 711 right outside the door is was very convenient
The dryer and washer were very crowded and our clothes didn’t dry very well after putting them in the dryer
