Comfortable bed, nice home, immediate help when needed.
The breakfast was adequate but lacking compared to other b&bs. We understand that the owner was out of town and that may have affected the quality.

Our room was very cozy and comfortable. Bathroom shower was walk in and well appointed. Location and parking were very convenient and breakfast was tasty. It was a perfect choice for us.

The hosts were wonderful! The rooms were so comfortable, and we loved that the downtown area was just walking distance. All the other attractions in the area were not far either.

The atmosphere at Live Oak was relaxed and peaceful. I really enjoyed sitting on the balcony and reading a book. There were so many areas to sit and relax both inside and out. Breakfast was delicious and the young lady who took care of us was sweet. Coffee was available and water all day. The house was nicely furnished and comfortable. We were in the Longhorn Room and the bed was comfy. We really enjoyed our stay!
There were some hornets outside that we ended up spraying, not unusual for Texas or the country, so really not a big deal. Our room was comfortable with the in-room air conditioner, but my husband was hot in the rest of the house, I believe it was set at 76. I was comfortable in all areas, my husband just runs hotter than me.
