Great place and location

Great location to center of town but far enough away so it was quiet. The biggest issue is the trains that run through the old orchard beach area. The tracks run close to the beach area so unfortunately when they get close to road crossing they must blow the horn’s at each road crossing. You just need to be aware some hotels are closer to these areas. This one is a several blocks from the closest crossing but you still hear them at various times. You won’t get much closer to the beachfront just be aware you’ll hear trains horns as early as 5:30 am or at mid night.if it wasn’t for the train this would be nine out of ten.

All the parking on site where the room was ( just a short walk to it)

Loved the location to the beach. Short walk to the pier. Staff and owner were great.

No breakfast. Rooms clean nice beds. Nice kitchenette.

There was no bath tub. Small tv.

Everything was great. Owner is right there when needed and his staff is excellent. He is a great guy to talk to. This place is clean and top notch in every aspect.

Room felt dated and dirty, but the staff was kind and the beach was close

The staff was nice

The room was dirty. The bed frames in our room were very unclean, and down in the crack next to my pillow was a tube of opened Rolaids from who knows how long ago. The bedclothes were uncomfortable and scratchy. I hated that the sheets weren’t white, it made it very difficult to tell if they were really clean. My white pillowcase had a mysterious stain on it from check in. The bottom floor was also terrible for sound insulation. We could hear every footstep from the people upstairs, who apparently saw fit to walk around all night and early into the morning.

The rooms were clean with plenty of room. The location was great.

Parking was a little tough with a truck but not bad enough to stop us from visiting again.

Superb

Clean and comfortable motel. Very short walk to to a beautiful beach. Having a pool was a nice to have after the beach. Reasonable walking distance to the busy and crowded downtown area. Loved this location and motel

Relaxing and fun couldn’t ask for a better place to stay in old orchard beach.

Loved the location to the beach. The new owners were very nice and accommodating. Always able to contact if any problems. They did a great job with the upgrades to the hotel. The pool and rooms were clean. The cleaning staff was friendly. All the other guests were nice and not rude. Would recommend to anyone to stay there. If we could give higher marks we would.

Nothing that we can think of. Overall very happy and will stay there again.

Exceptional

The owners and staff are fantastic and you are just steps from the beach. A great family destination. All the guests got along nicely. The pool is great for a warm up after the ocean.

The ocean this year had more seaweed than ive seen before.

It wasn't a TERRIBLE stay. Just a few tweaks and it would have been PERFECT!

The location was excellent, just a few steps from the beach. The owner was very welcoming.

I am a SINGLE woman travelling alone with my disabled son. I would have preferred that the large table outside of my room didn't exist. I didn't feel comfortable with "unknown" men hanging out, just outside MY door. Especially when there was a seating area away from ANY rooms.

Great location, friendly owners

The room was exceptionally clean. It seems the owners are updating this older motel and are doing a good job. The motel is less than a two minute walk to the beach with no roads to cross, it is within walking distance to numerous shops, restaurants and the OOB pier. There is a good size, clean pool on property. The owners and their staff were very friendly and helpful.

Parking is tight, leave the monster truck at home, however the owners were willing to accommodate special requests when possible.

Exceptional

Cleanest spot I've stayed in Maine. The owner's were amazing. So kind friendly and courteous. I will stay here everytime I come back. And would highly recommend it to everyone I know that is going to visit Old Orchard

one of the best hotel experiences I've ever had

The owners are beyond amazing. So kind and friendly. My son turned 7 during our stay and when we returned after breakfast, they had decorated our door with balloons and a bday banner. Which made my son so extremely happy and really made things extra special. I can't say enough good things about our stay. Everything was perfect from the time we arrived up till checking out. I will be staying here again next summer without a doubt!

wonderful young couple about to become a family who welcomed us to their “home” for the weekend.

Location is prime! Just steps from beach.

Kitchenette and bathroom were a bit small, but that’s normal for rooms like this.
