Excellent location to get anywhere within Kyoto city. Good accomodation facility.
Poor breakfast. Essentially just toast with butter or jam and coffee / juice.

Decent location.
This is a business hotel. Most business hotels have small rooms, but this was so small, there was almost no place to stand and put on clothing. No unobtrusive place to put a suitcase.
