It was a good location quite roomy lovely dining hall
Unfortunately, the property is in need of a full refurbishment. And had quite a bad smell in the room.

Location close to Babbacombe and Torquay, staff lovely, I actually got a twin room instead of the single which was lovely. As a solo traveller I felt safe there, and a very good price which included an excellent breakfast, comfy bed also. Also a great chinese takeaway located around the corner from the shop a few meters away.
Have to say it was very dusty and looked like it needed a good deep clean, bed linen and towels spotless, but the stairs leading up to my room need a good vacuuming and the carpet in my bedroom could of done with a proper hoovering. The paint work etc needs refreshing, but I understand times are hard and this is a costly job. Would I go there again? Yes the good out weighs the bad.

Good location and free parking
The room was dirty hadn’t been cleaned (dirty cups with tea still in cups) took 3 attempts to get the room cleaned had to ask for toilet paper. On day 3 room was cleaned and then all was ok .

The location is good and the staff were friendly enough. The bed was comfortable.
The price was cheap so don't expect much and you will be fine.
The hotel is quite old fashioned throughout with carpets and decor looking quite worn and tired. This would not be a problem, however many of the areas don't seem like they have been cleaned recently either. Thick layers of dust on skirting boards, lamp shades and under the bed. Damp carpet in the bathroom as you have to step out of the shower on to a small carpeted area so a damp smell that never left the room. If you flush the toilet the taps at the sink don't work until the cistern has refilled.
Breakfast is included but the menu let's you have one item from each section which means you can only have cereal or juice or yoghurt and not all 3 of these, you are then able to have a cooked breakfast and toast, again a very controlled portion but fills a gap.
If you just need somewhere to crash at as little cost as possible then this is the place for you
