We absolutely loved the property, so clean and stocked with everything you could need. We had a thoroughly relaxing week, much needed and this was just the right place for us. If you don’t want to drive know that restaurants are 15-20 minutes away, but you can also just hunker down here and no need to leave :)

If you’re looking for a pristine property that is just steps from the beach, this is it. The property is modern and updated and feels like home. The screened in porch and outdoor seating were perfect for morning coffee and also to unwind in the evening. The home is well appointed with every single appliance and all of the amenities one could ask for. We enjoyed the assortment of puzzles and board games to entertain the children. The beds are comfortable and the towels were luxurious. There is also an additional refrigerator (which came in handy for all of our beverages). The Keurig coffee maker was also a really nice touch. Just a heads up, the house is on stilts, so it is not ideal for a guest who cannot walk up stairs. I’m not sure we realized that when booking, but it all worked out. Brad is an awesome communicator, and we hope to stay here again soon!

Lovely time with family for a week. House was comfortable, cozy and spacious for 8 of us. Great weather and a lot of beach time since it was so close. Ate dinner numerous evenings under the covered porch, plus game nights.

Everything was just as explained in the reviews. The house is well stocked, very very close to the beach, quiet neighborhood, great to ride bikes on the road or walk on the road. We love Broadkill beach, and have been coming to this beach for about 14 years. It's clean, quiet, not full of people, and is a very friendly place.

We had an excellent trip in June 2023. The property far exceeded our expectations. The house was very clean and had everything we needed for a beach trip from towels and toys for the beach to games and a kitchen that is as well equipped as my own. Everything at the property was in good condition and well maintained.
Our group loved the screened in porch which provides some view of the bay and is a calm and relaxing spot. It is easy to get to the bay where we were able to take long walks searching for shells along the beach, build sandcastles and even swim. We saw others fishing from the shore, though we did not do any fishing ourselves. The paddle board and kayak make it possible to enjoy the water even if you aren't interested in being in it. My five year old son, who is not yet ready to go into the ocean, greatly enjoyed the water here.
The location of the property is perfect; the beach at the property is quiet with few people. We spent two days at Cape Henlopen State Park, a short drive away, which has a beautiful, though busy, beach on the Atlantic Ocean. We appreciated the quiet of the house and the ease with which we were able to visit the ocean for the day.
No one in our group had been to the area before and we all greatly enjoyed it. There was something for everyone from age 5 to 75. We all left with the intention of returning again in the future.

Brad's house was very comfortable, clean and had so many extras. We enjoyed using the bikes and beach chairs and the kitchen had everything needed for cooking. We would definitely stay there again.

Visiting Delaware was a first for our family and the cottage gave us an amazing first impression. The host keeps the cottage very clean and it is well cared for without a doubt.
If you want to feel at home and relaxed at the same time this cottage is for you. The cottage came stocked with all the kitchen stuff you need to cook with; limitless ways to entertain yourself and families (puzzles, games, access to cable and streaming, and the beach itself); and a fantastic view of the ocean with sand dunes. The back porch is so inviting I just wish it would have been a little bit warmer to enjoy a couple cups of coffee while sitting in the rocking chairs. I love love love this cottage!

My girlfriends and I booked this beach house for our annual girls trip, and we all thoroughly enjoyed our stay. The house was absolutely lovely, well maintained, and spotless. You can tell the owners took great care to make sure every essential is available for guests to make their stay as easy and enjoyable as possible. The house itself is well decorated and cozy, and is in a great location with views of the beach from the screened in porch. The owner was a great communicator and gave clear instructions that were easy to follow. Overall, it was a great vacation rental, and we look forward to booking again in the future!

I am absolutely thrilled with this beach house! We came here for our kids to attend the Firefly Festival, while my husband and I explored the area and just relaxed, which has been much needed. We couldn't have asked for more! Check-in was smooth, communication perfect, the house just what we wanted. I thoroughly enjoyed the screened in deck overlooking the dunes with a glimpse of the ocean. The cool breezes coming through the open windows were breathtaking! So. Many. Games! I couldn't put the puzzle book down. The kitchen was well stocked. The one and only thing I didn't like was having to buy our own TP. He gave is a roll each bathroom, but that was for 5 people for 4 nights. But I'll deal with that little thing for a place this nice. I rarely give 5 stars. But I'd come back here again and again.

Wish we could have booked it for longer. As I’m recovering from pneumonia and covid, i didnt actually have the energy to make it to the beach (although it is within normal walking distance) but I still had a lovely time relaxing on the porch and enjoying the breeze. Short walk with amazing views from the screened in porch. If there were a hammock on the porch, I would’ve slept on it and stayed on the porch then entire stay. Home is very clean and Brad was easy to work with.

Our experience at Broadkill was awesome. We had amazing weather and the beach was awesome as well. Short walk to and from made it convenient with young kids. Brad the owner was great quick to respond with questions. And the house is really nice and family friendly. The screened in porch was awesome morning and evening. Another wonderful year here at Brad's beach house! Everything was still very clean, the porch was still my favorite, my kids absolutely loved it. The bedroom doors do make some noise, but that's to be expected in an area with a lot of humidity. There was also just a slight bit more "wear" on a few items, but again, this is to be expected after so many guests. We found a lot more fun toys available to us to take to the beach, so that was really great! The area is quiet, it's a very short walk to the Broadkill store, and we never had any problems whatsoever with this property. We love this place and 100% plan to return for a third year! The house was really perfect for us. It was a perfect layout for two families with young kids who are old enough to share a room. Very clean, well stocked kitchen, and fabulous screened in porch where we eat dinner every night and sipped coffee every morning. Would love to come back!

Best Beach House To Date
We have rented beach houses the same week every year for 9 years now- from Jersey to NC and this was hands down our favorite house to date. So much so that we plan to rebook again next year which we’ve never done before. No house has ever been so perfect for us.
Pros:
It is cleaned, well-stocked, and the host Brad is very accessible.
Linens and towels are included.
It’s 150 steps to the beach.
It was CLEAN.
The kitchen had every single thing you could possibly need including small appliances and a lobster pot with tools for crabs!
Incredibly convenient to the Broadkill store which has everything you might need that you forgot you needed. Donuts every am and a walk up ice cream window too!
Plenty of games and books and puzzles to occupy everyone’s time!! Also more DVDs than we could count even though there’s Smart TVs and Netflix and Hulu.
The storage area downstairs has everything you would need for the beach (chairs, umbrellas, toys) including a wagon to bring everything to and from.
Beach is not crowded at all so can set up in the am and go back and forth for bathroom breaks, nap time, lunch, snacks, you name it.
You can have a fire on the beach!! Huge bonus points for that.
Super quiet neighborhood.
Brilliant thing we noticed- the bottom of the deck has a screen under the floorboards so on top of being screened in on all sides it was also screened in on the floor so NO BUGS while being on the porch!
Things to note:
If you have a baby or toddler, there’s no crib so bring a pack n play. Also, if your kid(s) perfect a bathtub, there’s only showers. We were saved by the outdoor shower because what kid doesn’t like an outdoor shower?!
Bring your own pillow.
Bring ample bug spray, especially while on the beach.
If you want spacious and roomy, this might not be an option. We travel with the same family every year and are lucky all the kids get along but there’s 3 bedrooms, a large kitchen-dining area-family room plus the screened in porch. Perfect for us but if you bring 4 teenagers you might want some more space to spread them out.
Milton is the horseshoe crab capital so you’ll see a LOT of crabs on the beach, both alive and dead. Lol.

We enjoyed this home so much! The location was great as it was within steps of the beach and the perfect location to enjoy a quiet bike ride. The home was very clean and had everything we could possibly need. The kitchen was fully stocked with cookware and utensils to cook for a large family. There was also no shortage of entertainment from puzzles and boardgames to sand toys and backyard games. The host was very responsive and even called the morning of checkout to let us know about the local 4th of July parade to help us avoid road closures at departure. We would definitely stay here again!

Awesome Porch, Clean, Comfortable Beach House
We thoroughly enjoyed our stay in Broadkill Beach. We spent lots of time on the large, screened-in porch looking at the ocean and relaxing. The house was clean, updated, and comfortable. The beach access was easy to navigate with two small children, and we loved that the bay waves were gentle for our kids to play in. The house’s proximity to the Broadkill Store was also very convenient for picking up snacks. In addition, we were only a 15 minute drive to Lewes. We had a great experience!

Fantastic Memorial Day Getaway
My fiance and I, along with another couple stayed here for Memorial Day weekend. From the moment we arrived till our last day, we were in love with all the amenities and views of this listing. From the spacious bedrooms to the open floor plan and the amazing enclosed outdoor patio with a view of the beach, we honestly felt like this place was our second home. The beach was only a short walk away and the donut shop down the street was always a fun trip in the morning. Perfect spot for easy access to breweries and restaurants in Dewey and Lewes, while also offering a quiet place to just spend time with those you care about and create amazing memories. Surely will be looking to stay here again very soon!
