This unique and highly upgraded lower vacation unit in a duplex is located right on the Balboa Boardwalk! A gorgeous property and a perfect location that is guaranteed to give you the vacation of a lifetime. With 4 beautifully decorated bedrooms and 3.5 bathrooms, your family will have sweet slumbers, night after night. And should you have a guest or two, there's plenty of space! Most bedrooms have flat screen smart TV's - (no cable - just smart features) and the entire unit features local photographs of the Balboa community. The layout is spacious yet provides privacy as multi levels lead you to all areas of the unit. If you like to entertain, you'll love to prepare your dishes in the spectacular kitchen and enjoy the meal in the amazing sunken dining room. And on those hot summer days, you can cool down with the AC and on cooler summer nights, sit by the gorgeous fireplace in the living room. And should you have to wash some bathing suits and towels, there is a private laundry area inside the unit. There is a two car garage with electric vehicle outlets as well as direct access into the unit. And don't forget about the location! The patio is a beautiful extension of the home with sweeping views and access to the fire pits out on the sand....a Balboa tradition! And the pier, with shopping and dining galore, is just a quick walk away. From the moment you drive up to the property, to the first time you open the front door, you will know this gem of a home was a brilliant choice! **Beach Access: please note that beach access for both units is through the downstairs front patio. Lower unit guests agree to allow access and keep pass through area clear for upper unit guests.** General Info: Minimum Age Requirement: The minimum age to rent this unit is 25 years old and to finalize the reservation a secure guest verification portal must be completed. **All reservations are subject to owner approval** Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed. Parking: 2 car parking - This unit provides 2 car tandem parking - one carport and one garage - not shared. (see floor plan for measurements) Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided! Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware. You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, pens and paper, etc. Jacuzzi Tub: The Jacuzzi tub in master bathroom is not operational.

We had our two sons and their families join us for a family reunion. There were ten of us from 65 to 6 and we never felt cramped or on top of each other. Great location!
Twenty more family members were down the boardwalk so it was perfect. Walking distance to restaurants, shops and Fun Zone.
The house was big enough and clean and well equipped. All of the TVs and appliances worked, even the fireplace. Mattresses not very comfortable but that is to be expected. I loved this beach house!

We came into town for a memorial. The management company from day one were amazing. We had one tiny issue and although I said it wasn’t urgent they were there within a few hours to fix it. The location was perfect and the accommodations were great. There was enough of everything for our stay.

Great Family Vacation spot
Our family of 9 rented this for a week and we enjoyed every minute! The house had plenty of beds and space for our large family. We loved having a washer and dryer in the unit and AC. Both unique to other vacation rentals we've had in the past in the area. They provided plenty of towels, beach towels, hand soap and toilet paper.
Some things to note: the silverware is limited (literally 10 forks). The kitchen is well supplied to cook most meals. There is PLENTY of salt and pepper in the unit, but no other spices. As I noted above, they provide hand towels and bath towels, but no wash cloths. The parking situation is tight. We struggled parking our 2021 Ford Explorer in the tandem space. We made it work, but it takes patience and time.
Overall, we loved this place and we would rent it again in a heartbeat!

Family Beach vacation
Great location. Very family friendly. We liked this place but would recommend if you bring babies under 2.. bring a baby gate for the stairs. Property management company was great. We only had one slight issue and it was handled within a few hours.
Only one down side… NO full length mirrors in the entire house! Very strange! Other than that we enjoyed our vacay:-)

Clean property, responsive professional property management, all the necessities are included at this house. In my opinion, this probably the best location in Balboa - right on the beach and very close to the municipal parking lot for the pier.

This beachfront property was perfect for our family! It was a prime lot with volleyball nets and fire pits right out our front door. The walk to the beach was easy and extra public parking was just a short ways away. The rental was much larger than the pictures showed. We had the best vacation!!

If you are wanting a bustling and busy beachfront property, this is the place for you. However, if you were hoping to sit on the patio and watch the ocean, then you need to look for another place. There is a boardwalk right in front that is continually being utilized. Your view for the ocean will require a short walk over the sandy beach.
The property is newly remodeled and very clean. The kitchen is laid out in a easy to use fashion. The living space is well designed for several guests. There is ample bedding for 10 people as listed. There were more than enough towels as well.
There is NOT indoor seating for 10 people around the main table to eat, nor are there enough bowls and silverware for that number of guests.
The other concern is the front patio door has problems with the lock. This sounds like an ongoing problem that has been addressed before.
Finally, the parking is meant for a small to medium sized vehicle. it is very challenging and frustrating to park anything larger due to the size of the alleyway and construction of the garage. If you have a luggage carrier on top, you WILL have to remove it, as it will not clear the space.
Overall, I would look for a different location in the future due to the lack of visibility of the ocean from the property and parking issues. I also found the boardwalk too close and busy for someone looking for peace and quiet. Some issues are excusable, but for the cost to rent this property, you want to be sure you will enjoy your stay.

The house was very clean and the owner provided toilet paper, paper towels, nice linens and beach towels. Great communication when I had questions. Responded quickly. I read other comments about the air conditioning so I was worried but the A/C worked perfect! The layout was very nice and the beds were very comfortable. We are planning on renting this house again and again!

The location was amazing. We enjoyed playing volleyball, bike riding, and bonfires. The carpet was kind of damp and had a musty smell and the shower in the master leaked water all over the floor, but the house was clean and those were minor inconveniences compared to the wonderful time we had.

Great location.
The property was very nice. Unfortunately there were some areas that need attention: 1)Carpet is extremely dirty 2) window sills and frames and screens very dirty 3) broken screens 4) They say it's for 13, however not enough plates or silverware for 13. 5) Only a broom to clean, and no mop. The vacuum did not work. 6) The sheets were very thin and cheap. 7) we were there for a whole week and no cleaning products provided, only dishwashing and dishwasher detergent. No toilet scrub brush even.
