Pros:
- nice layout for family
- private
- easy walk to beach, but maybe not with small children during the more busy summer
- close to Publix
- plenty of parking space
- quiet neighborhood
Cons:
- trash pile in backyard
- kitchen equipment (I.e, oven pans) very dirty
- hood filter filthy with grease and light doesn’t work
- towels old and didn’t smell good
- scuffs on walls everywhere, which are easy to fix to make the place more appealing
- dog poop in backyard that was not ours yet we picked it up so we won’t get charged for it
- living room carpet dirty with other dog hair
- uncommon expectation of bringing own trash bags, paper towels, toilet paper, and dish/hand soap
- water pressure in master bedroom sinks very low
- headboard extremely wobbly, concerned it was going to fall
- ants in kitchen, which they evidently knew about because of all the ant poison in cabinet
- contact on Vrbo unresponsive during stay, though very responsive while booking
Based on all the particular contract terms we signed, we were expecting to walk into a clean place. If I were the owner, I would be upset with how this place is managed. All of these cons are very easy to fix to make the place as nice as the pictures seem.

The property location is nice and the location is good.
Unpleasant issues:
The company charged more than what VRBO confirmation showed. Still waiting for them to fix it.
Many dishes not cleaned. A wine glass broken, which was very dangerous.
Amenities were very poor.

Everything went very well. The only negative was a few bugs, a few ants and one roach.

We loved staying in this house and being able to walk to the beach. The kids loved the heated pool. My only suggestions would be to have a working grill and to be more generous with the paper products. Overall this was a great place to stay!

property was perfect for our needs.

We all enjoyed this house immensely. Driveway was perfect for our three SUVs. There was plenty of comfy beds to fit the three couples and 6 kids. Kids absolutely loved the pool. We forgot to ask for it to be heated before we arrived but kids still wanted to swim in the freezing water every day 😂. Only 2 constructive criticisms is the washer has some mold so I didn’t feel comfortable using it. Some of the other guests did but only for necessities. We couldn’t get the ice maker to work so we bought a couple ice trays. Not a big deal. Other than that it was a perfect experience and we would definitely stay here again! Thanks for letting us use your beautiful home!

Our family thoroughly enjoyed our stay! The large open living, dining, kitchen area was perfect for lots of family interaction. The kitchen was clean and spacious too. All but one of our meals were prepared on site with food and equipment we brought in. Our family has two dealing with celiac disease. There was an abundance of cabinet space and a walk in pantry. The pool was a fun addition, even with cooler temperatures.
This property was the best we have stayed in. Highly recommend.

This house was perfect for a large group! Plenty of sleeping options, lots of space so we never felt cramped, and great location! My only recommendation would be it could use more supplies like a hair dryers, better pool floats, and some more cookware. These items were supplied but in very limited options. However, even outside of that I will def stay there again!

we loved the house, very clean and spacious. Short drive to Old St. Augustine, Circle K and Publix very close. Only problem and not the fault of the house was the road to cross to go to beach is very busy. alittle hard to cross. Would highly recommend the house and location though. Very nice.

Very nice home. Roomy enough for 6 adults and two young kids. Pool was small but just right to enjoy after a hot day of sightseeing. Very quick walk to the beach.

Our family of 7 enjoyed our week stay at this location on Vilano Beach mid September. Plenty of space but two negatives: 1- Freezer did not make ice at all. 2- The TV channels were NOT provided and determining which remote worked for what box or what device was extra confusing! Finally figured out the 400 numbers were for HD channels, which is all anyone would ever want to watch anyway. Wasted 2 hours trying to figure these things out on a College Football Saturday. Also: the ceiling fan remotes were super confusing as well and didn’t work logically at all. Wall switches should be well labeled for all who stay there. TV channel sheet should also be provided and remotes well labeled for what device they control.

Check in was a breeze. The property was clean and the rooms were larger than expected. We had three generations of family come together from three states to spend a week together. Ages ranged from 3 toddlers, 2 sets of parents and one set of grand parents. There was plenty of room to spread out. The pool was nice and clean. If you travel with a pet, make sure to check both gates after the lawn service comes. We had our Frenchie make friends with one of the neighbors! Oh and the neighbors are very nice.

We had a wonderful stay in the beautiful house. It was the perfect layout for our group. With a quick walk or golf cart ride to the beach, and short drives to the many attractions and restaurants. (Cap's on the Water was favorite)
Great house for moderate sized group. Highly recommended.
Only negatives:
Ice maker wasn't functioning.
Grass around pool needed mowed.

This was a great place to stay if you want to go the beach and visit St. Augustine. The living room and kitchen were open and spacious. Plenty of room for our family of 8. The pool was clean and the was a nice bonus.

We had a great time! The house was located close to the beach, restaurants, groceries, and the downtown area. It was nice being able to get to the downtown area without having to be bothered with the drawbridge on the Lion Bridge. The house layout was perfect for spending time together, yet retreating to the bedrooms for quite. We loved the pool, it was the perfect size! Would definitely stay there again and suggest to anyone interested in visiting the area.

We stayed for four nights and we loved it! Close to the beach, super quiet, clean, and more than enough space for everyone. I wish they had beach towels, but that's a small complaint!

This is our second time staying in this home and it never disappoints. We had 6 adults and 2 kids (6 and 8) and there was plenty of room. The pool is perfect and can be heated for an additional fee. House was clean and has everything you need. Beach is right across A1A and is beautiful. Downtown St. Augustine is a short 10 minute drive or Uber away. Plenty to do for all ages! Would definitely stay again.

Great location with proximity to the beach as well as grocery store. Short ride to historic St. Augustine.

My wife and I really enjoyed our stay in Vilano Beach and this wonderful home. The home has a very nice great room/kitchen. All bedrooms were separate and quiet. A block from walking on the beach. Nice Vilano grocery and shops and restaurants. 5 minutes to historic St Augustine.

Exactly what we expected., Great local restaurants in a great location. Very short walk to the beautiful beach. Nice pool as well.

Enjoyed our stay! Great location and spacious property for our group. Loved being so close to the beach and downtown.

We had a great time with our adult family of eight in this spacious home which has an ideal location. We were bothered a bit by the aroma and as one of our family is immunocompromised we were concerned about potential health issues. For example, when the front bedroom window was lifted there was black mold. Even after frying bacon there was an unpleasant smell in the home that we couldn't lift even with incense. After one day, we had to go back to the store to get some toilet paper and paper towels which was a nuisance. Typical for Florida homes, the kitchen started to show ants. A deep clean is needed to get this property up to an excellent rating.

Beautiful house that was a 8 minute ride to downtown. I’m very picky about cleanliness and this house was sparkling! Fresh linens were provided. The beds are very comfortable and the upstairs room had a pull out couch as well, which was perfect for our whole little family to be able to be one room. The owners/property managers are quick to respond and we’re very helpful. My kids loved the heated pool! Highly recommend.

We came to the St Augustine area with our family including our daughter, her husband, and their little toddler plus our son, plus small dogs. Everyone had plenty of room. The floor plan is so private and the rooms are much larger than they appear online. Wonderful experience!
4.0
The location was wonderful. Short drive to the historic district and to St Augustine beach. Second row from beach and is a short walk to the beach or a short drive to the parking area with a boardwalk to the beach, it was a pretty busy road though so we didn’t walk too often. The house was nice and clean, there were just several small things that could be improved on/fixed. The ceiling fan light in my room wasn’t working and the lamp beside the bed had to be plugged/unplugged for it to be on or off you couldn’t turn it off if it was plugged in. So we only had one lamp beside the tv that was usable the whole time. Not major just a small inconvenience. The grass was also very tall and looked like it hadn’t been mowed in a while and sand spurs were growing so we tried staying off the grass as much as possible.
Overall the property was nice and in a good location and we would definitely stay there again. Just a few minor fixes and it would’ve been perfect.

Location is great. The home was a perfect size for our group of 8. Love the two master bedrooms. Open concept to enjoy one another while cooking. Attention to detail was our biggest complaint… upon arrival there was an ant infestation all along the back counter top, and cobwebs over under cabinet lightening. We had to take care of it ourselves as the property manager indicated they could not get anyone out, nor would they reimburse us for the ant spray. We also experienced same issues as previous renters, even though it was indicated the issues had been resolved, i.e. blinds broken, sliding glass doors were filthy, including glass and tracks, broken patio furniture, popped pool inflatables left at base of stairs. We had to clean the Kuerig as it was inoperable upon arrival. We feel this home comes with hefty fees, especially the cleaning fee. Keep in mind the home sleeps 12, however you are not allowed to park more than 4 cars in the drive at any given time. You do not have access to the garage for parking. In closing, I would hope the owner instructs the property mgr to pay much better attention to detail.

Distance to the public access to the beach a major problem in the hot summer, crossing a very, very busy A1A

House was great. Needs a good pressure washing and the yard needed to be mowed, it was very long. These are little things and we would definitely book this house again if in the area. Just fyi, when we arrived the lawn chair was broken, blinds were broken downstairs and bent in the upstairs room and the chlorine holder was broken and kept flipping over and dropping the chlorine tabs in the pool., the guy cleaned the pool on Thursday and said he has needed to replace it but hasn’t. All little things. Thank you for the use of your home for our vacation!!

Let me start with the positives of this home:
1. The location- An easy walk to the beach
2. The pool- small size but it was plenty big enough for our group.
3. The layout of the house.
Things that disappointed us:
1. We took about 5 steps inside and were overwhelmed by the smell. We were unsure if it was pet or mold/mildew smell or a combination of all three.
2. The directions on how to operate the front door lock were wrong. It says turn it counterclockwise toward door hinges…should say clockwise!
3. Mold inside the light fixtures over the showers was so bad. The downstairs master is almost totally black and not much light comes through.
4. It seems to me that the owner of this home has not seen the home recently, or maybe they don’t care. Items that they need to address (not the fault of the rental company): exterior needs pressure washing (mold/mildew), washer has mold growing around the seal, interior walls were obviously painted with builders grade flat paint and they need repainting. Upstairs shower has pressure issues…like there is none!
5. The first night, the occupant of the downstairs master woke up to a beetle in her hair. Upon check out, as I was checking drawers for items of theirs and I discovered the top drawers of both bedside tables had many dead bug parts in them. The sliding glass door track also has several dead bugs in it.
6. The grass was not cut until the day before we left. The pool was not very clean when we got there and I let it go because I assumed they would come any day to clean it. On the third day, I contacted Sandy with the rental company and she said it was cleaned before we arrived. The next day I gave her additional information and the pool company said they would come that day and clean it, but it was the next day. I spoke with the pool guy and he indicated that there was an issue with regulating the chemicals. On the next to last day, the pool was beautiful!
7. Exterior trash cans were almost totally full when we got there. After the trash was picked up, maggots were discovered in the bottom. My husband hosed it out.
I think this was the first time we have stayed at a rental that is managed my a company vs the owners themselves…and it might be our last. I would feel better knowing someone checks things out before guests arrive.

We weren’t able to get into house on time. Pool area was junky with all of the left behind inflatables. Not enough washcloths and kitchen washcloth. Called several times to have pool cleaned and washcloths brought. After 3 days washcloths were finally dropped off.

Good location about 2 blocks to the beach, very close to Publix too. You’ll need an immediate trip there as the house is stocked with nothing consumable (tp, dish liquid, hand soap etc). Charged an absurd cleaning fee but have nothing in the house to clean with (byo that stuff as well)
House was clean with a large kitchen and open floor plan
Pool is small relative to the size of the house. By day 2 the pool turned cloudy. The property management company wanted to know “what we did to it” as if we all used it as a bath tub then took turns using it as a bathroom. They’d send a pool person out for $50 or I could go to Pinch a Penny myself to fix the pool chem…
Don’t think I’d stay again and will avoid property mgmt companies going forward.
