The hotel had a new accommodation block in which we were put up and a new pool (much nicer than pictures on booking show). On top of accommodation there is a roof terrace with views to the rock.
It was down what felt like a long side road, far from most restaurants etc (there is an excellent one opposite and they do offer meals themselves). Location marker on booking is wrong, check on a different map. Can’t really walk to Sigiriya rock entrance from here which we had hoped for.

Everything was excellent. They are the sweetest people and the food is amazing. I couldn’t get a ride to the airport until 5pm so they let me stay by the pool and relax. Nilu is so loving and made me a meal to take on the road to the airport. The property is gorgeous with a well maintained pool, family vibe, and beautiful landscape. You can walk to Sigiriya and all the bars and restaurants very easily. The room was private, clean, spacious and the bed was super comfortable. Can’t wait to go back again and will be telling all my friends!!! Thank you so much for your hospitality and letting me enjoy your spectacular piece of paradise!

Very nice, new pool, spectacular breakfast, nice garden area, very inviting!
This place is NOT 600m from downtown. They have put a different adress in, I don’t know if intentional or unintentional - but the place is NOT downtown. The adress for Google navigate is a neighboring hotel, the adress in the listing is a downtown adress. So this is wrong and irritating people. The hosts must clarify this.
Apart - they were nice and welcoming- but for my feeling a little too intensive in checking out safari and more possibilities.
All in all - correct the adress, 3 km away - and the completely recommendable
$$$$
