Lovely overnight stay in Wells

Breakfast was so very tasty and well presented. The room had everything you needed,and things you didn’t think you needed.(eg a torch for those night time trips to the en-suite loo!) The house is in great position to visit Wells and surrounding area of North Norfolk. Will def return in the future.

Overpriced for a simple room in a house

Check in was reasonably straightforward and our room was comfortable and fairly clean. Breakfast was tasty and a good size. The location was very good - a nice length walk into Wells-next-the-Sea, and quite quiet. Parking was available and convenient.

The hosts don't live in the property, so this doesn't feel like a traditional B&B. They turned up at half 6 in the morning, cooked breakfast, and then left, so lots of communication was done via notes and letters - there were a huge number of rules, instructions and bits of information around the entire property. Interactions with the host felt robotic - they seemed to have little interest in having us as guests (something which you would expect in a normal B&B - 'how was your day, what have you done whilst here, suggestions of things to do', etc). The property as a whole was tired, including some damp in the bedroom and bathroom. Despite photos suggesting there was a large dresser with breakfast cereals and options for self serve, this wasn't available, the host did this themselves - this meant they chose portion sizes rather than giving us the option to do this. Tea and coffee making facilities in the room were good, but we had to leave used cups outside the room on a dirty tray. This was then replaced (on the same dirty tray), and left outside the room - the host didn't go into the room unless specifically asked, which felt like a strange approach, and wasn't especially nice to return to. They used covid as a reason for this, which felt very out of date.

Perfect and extremely relaxing. Just what was needed and we will be booking again.

Excellent stay 😊

Great location 10 minute walk from the town and harbour very comfortable rooms with great facilities! Breakfast was lovely with lots of choices, extremely friendly staff we loved our stay 😊

Comfortable, very clean and tidy ,made us very welcome.

The breakfast was delicious, we had fresh fruit and full English which was amazing.

There was nothing we didn’t like they had thought of everything for a lovely few days .

Very enjoyable in a clean and comfortable room.

Breakfast was plentiful and lovely. Located in great position for walking to Wells or travelling further afield.

Please offer/advise of recycling availability to guests as not all guests will ask.

All that we expected, a great place to stay!

We felt welcomed. Our bed was very comfortable. Good variety for breakfast although due to intolerances I could not fully enjoy all that was offered.

Only one thing only having a 45 minute window to have breakfast although breakfast was excellent we just felt a bit rushed getting up when we were on a holiday

Lovely place. 15 minutes walk from the centre. Easy parking, comfortable room, full use of a nice relaxing garden and probably the best breakfast I've had in a b and b. Great communication from the host. Would use again.

Bathroom, light and extraction fan were automatic, perhaps it bit too sensitive…extracted fan ran for quite a while, No Bedside Cabinets….

The fact that we have stayed here several times, and already booked again for next year, says it all

Armeria is located on the outskirts of Wells, ideal for us (not in the middle of all the people in the town). It's approx 1 mile to the quay, plus another mile to the beach (we enjoy the walk). The breakfast is amazing, Julia and Richard will oblige with any requests. We have used Armeria for several years, and have already booked for next year. It's a great base to explore the lovely North Norfolk area.

The bed was too soft for us, but we are used to a hard mattress.

The breakfast was exceptional. One of the best Full English breakfasts I've had. Excellent choice of options, delivered with a smile.

Hidden treasure

Great breakfast choice with a lovely garden view. Very friendly and made to feel very welcome. Perfect location for attending a wedding at Holkham hall. Wouldn't hesitate to stay again and recommend to friends.

We liked everything about our stay Bedroom was lovely very comfortable bed we have stayed at the Armeria 3 times now and everything is always excellent. Breakfast is very good a large choice and fills you up for the day .Julia and Richard are the perfect hosts .Can not wait till we can go back again.

Absolutely fantastic stay, can’t recommend enough and would love to visit again.

Delightful property, in a great location. Everything was spotless, there was everything you could ask for (and more) in the room. Julia was amazing and cooked us a wonderful breakfast. Communication prior to our stay was superb and all questions were answered in full and very quickly. We can’t recommend The Armeria enough.
