Nestled in Balboa Peninsula, this attractive house for $384 per night is a fantastic option for your next break. Permit #SLP12141 Come and enjoy this single family, two-story home, nicely situated just two blocks back from the beach on 34th Street. Away from the crowds, yet so very close to great surf and great eats, you're within easy walking or biking distance to all of Newport Beach! Unwind on the spacious outdoor patios, which boast ample seating, shade, and sun, and even a bbq grill for evening cookouts. Stepping through the red Dutch door, here's what you'll find: MAIN LEVEL LIVING/DINING AREA: - Sofa - Cable TV - Fireplace (currently non-functioning) - Dining table w/ seating for 6-8 KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major appliances; small appliances - Breakfast bar w/ seating for 2 - Pantry area w/ entry door to and from side walkway - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.) BEDROOM #1: - Two twin beds - En suite Bathroom #1 w/ step-in shower ​​​​​​​ - Access door to garage UPPER LEVEL BEDROOM #2: - Queen bed w/ pass-thru door to Bedroom #3 BEDROOM #3: - Queen bed w/ access door to large rear deck w/ seating PRIMARY BEDROOM (#4): - King bed - Cable TV - Fireplace (currently non-functioning) - Dual closets EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. BATHROOMS: Hallway Bathroom #2: Located at the top of the stairs; Step-in shower Hallway Bathroom #3: Located near Primary Bedroom; Tub/shower combo OUTDOOR LIVING: - Front Patio: outdoor dining table w/ seating for 6, gas bbq grill - Upstairs Deck: spacious layout with table and seating for 10, accessed via Bedroom #3, partially covered for sun or shade LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee. ALSO INCLUDED: - Wifi - tower fans; heating - tile flooring throughout - 4 low-profile beach chairs; hair dryer; iron/ironing board; - starter supplies: liquid hand soap; dish soap; 3n1 shampoo; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts) DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. LAUNDRY: Located in garage; guests must provide their own supplies PARKING: - Rear alley access to the double garage affords two parking spaces for midsize or standard size vehicles.(No oversized SUV's.) Garage dimensions 80" H x double wide. - General neighborhood street parking (metered or unmetered) also in area. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, twin rollaway beds, etc. Contact us for more information! CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. Great location, nice neighborhood with friendly neighbors. Walking distance to lots of restaurants. I highly recommend Mama D’s for great Italian food and service. Less than a 5 min walk!

The stay was nice The only issue we had was the water pressure was a little uneven throughout the home and one of the hoses didn't work in the front Other than that, it was a great stay!

It is in a great neighborhood but there is very little in the way of comfortable furniture. One small hot leather couch. No chairs except wooden ones at the dining room table. The outside patio furniture in the front is old and nothing special and is aided by some mis-matched ill fitting pillows. the upstairs balcony has only a table and some broke down wooden inside chairs and a few patio chairs around it for seating. No lights or umbrellas and a lot of un- used space. We spent most of our time there sitting at the dining table. Not at all comfortable. Additionally not enough silver ware for the number of people who can stay there. The pictures made it look a lot better than it was in person. The beds were comfortable and the rental company responsive to anything but not designed at all for comfort. Also the beach chairs they have provided are old and rusted and high on a shelf in the garage. We did not bring ours as we thought they would be included and ended up have to buy some at the store. Our first time in Newport - this was an expensive house - and we were disappointed. I would not stay there again.
