Estes Park Vacation Rental License #6016 Summer guests- This home has air conditioning which is very rare in Estes Park! Mulligan's Lodge is perfectly situated overlooking the Big Thompson River...so close that you will feel like you can reach out and touch it! Top it all off with views of Prospect Mountain and you have the perfect Rocky Mountain retreat. From this home it is just a short walk into the Town of Estes Park and an easy 1.5 mile drive to the Beaver Meadows entrance of Rocky Mountain National Park. The main level great room has a gas fireplace to gather at with river and mountain views all around...no artwork needed on these walls! This is simply the ideal family gathering place with its adjoining fully equipped kitchen and dining room area. Gaze out to take in the perfectly clear Colorado sky, river and mountain views!! From the great room you can step out to a fantastic deck to enjoy excellent mountain views along with the sights and sounds of the Big Thompson River! Take it all in while enjoying a cup of morning coffee, evening glass of wine, reading a good book or cooking dinner on the gas grill! The cozy master bedroom en suite is also located on the main level. Open the windows and let the sounds of the Big Thompson lull you to sleep. Also on the main level is a powder room, laundry area and 2 car garage. A second family room is located in the lower level along with 2 queen bedrooms and a full bath. From this level you can walk-out onto the patio and spot elk and other wildlife moseying along the Big Thomson River! Or simply sit back, relax, and enjoy the view! And a BONUS.....enjoy the AIR CONDITIONING (a rarity for homes in Estes Park!) on those hot summer days!!!! As our guest you will enjoy access to HOA-shared common fishing areas along the Big Thompson river. Wildlife sightings abound with frequent visits from elk, deer, wild turkeys and even an occasional bobcat. Need we go on... we think that Mulligan's Lodge is perfect in every way... not just another vacation rental but a perfect mountain home! **The rentals for this home are managed by Mark and Sue Werder (aka Good Neighbor Vacation Rentals) who live just a few miles away and are available to assist you with your stay! ** ** The occupancy for this home is 8 total if at least 2 are children or 6 total if all adults. The 8 total includes day guests who must be approved by the manager. No weddings or other group events** ** Please note that the fire pit at Mulligan's Lodge is NOT part of this rental due to safey concern for threat of wildfire** **Our cancellation policy is stated below. If you have any concern that you (or someone traveling with you) will not able to come because of possible future medical reasons (including Covid) and/or for some other reason then we suggest that you take out a trip insurance plan that would cover that potential situation. **This home is located in a Firewise certified community. No smoking anywhere in or around this home and/or anywhere on the HOA shared grounds. Absolutely no charcoal grill or campfires allowed.

We just returned from a wonderful week in Estes Park chilling out during Fall Break. The VRBO house was fabulous! The location was perfect, just steps away from the Big Thompson River. We so enjoyed trying our hand at fly fishing & watching as a herd of dear walked through the yard daily. There was even a large elk grazing along the river. The house was very near one of the entrances to Rocky Mountain National Park, allowing multiple easy opportunities to view the beautiful Fall colors, elk ruts & some awesome stargazing!
The house itself was beautiful & so comfortable for our group of six. It had everything we needed. The kitchen was well supplied with dishes, pans, great appliances & a gas grill on the deck overlooking the river. The beds were comfortable & bathrooms/showers were very clean & well stocked.
Ann was fabulous to work with. She contacted us before our arrival to give directions to the house that would bypass the major construction traffic snarls in town. That was so thoughtful of her! She also gave advice about local grocery shopping options & even pointed us to a nearby sporting store where we could get expert advice in searching for the perfect fishing spots.
In short, the stay was wonderful, everything we had hoped it would be. We hated to leave, but we hope we can stay there again sometime!

Two things that would make this a better property are (1) Local TV Channels, and (2) an outdoor jacuzzi!

We loved this stunning home with its amazing property and views. We stayed for 3 nights but wished we could have stayed longer. The home was beautifully decorated yet very comfy. The location was so peaceful and quiet, right on the river but still so close to downtown Estes. We could not have asked for a better home and location. Thank you!

This home is absolutely one of the most beautiful places I have stayed. Great communication from the get go, easy check-in and most importantly, beautiful accommodations! The home was so clean, spacious for 6 adults, cozy, beautifully decorated, and had the most spectacular view to enjoy right off the deck. I highly recommend and will absolutely be back!!

Great location and amazing home! Me and my family loved staying here! There is a fun trail that leads to a cute coffee shop less then a mile and a pond to feed the ducks. My kids (4,7) are dying to go back. The house was clean and so comfortable. We had family and friends that stayed elsewhere and this place

This property was outstanding! Loved the floor to ceiling windows off the great room, allowing for an amazing view of Prospect Mtn. The house was incredibly spacious, the kitchen was the most organized one I’ve ever seen, and we lacked nothing. All the amenities were spot on. Beds were comfy too! We really appreciated having access to a garage also, especially when the cold winds picked up! The property managers were very responsive-we had trouble getting the gas fireplace to light but they came over within 15 minutes and fixed it. Also they responded quickly when we texted any questions. We definitely plan to return!

This rental home was an absolute gem! The house had a 2 car garage which was very nice. The deck in back overlooked the Big Thompson River and we watched many deer from there. We stayed in mid-October, and this was a great time to be in Estes Park. This house is extremely well-appointed. The bedrooms, bathrooms, and kitchen were all very modern and comfortable. The instruction book left by the owners and property manager were extremely helpful. We would absolutely stay here again!!!

This property had everything that our family needed for cooking and nesting. The view is gorgeous and the backyard was appreciated by my teenagers- they spent hours playing and exploring. The location was close to everything and Sue, the property manager was responsive and accommodating. We would love to return for a longer visit, but there aren’t any dogs allowed in this subdivision, which is really sad.

Another wonderful trip in Estes! Sue and Mark, the managers of this property are the best! Location right on the river was so beautiful and the floor to ceiling windows provided constant beauty! A new discovery most enjoyed was the beautiful stroll to Coffee on the Rocks right out our back door! Another great trip enjoyed by all!

We loved our stay here and hope to return. We were a family of 4 (2 adult children) and there was plenty of room for us! The riverfront has amazing and relaxing views and sounds. Not to mention the herd of elk that came through on our last day to enjoy the grass and river as well. The location to the coffee shop, rock shop and trading post up the trail was wonderful and you can even walk on in to town if you want. Restaurants and groceries are close and the entrance to RMNP is just up the road! Be sure to get online and make a reservation and get a park pass if you want to enter the park!! Perfect getaway that was much needed!

We had a wonderful 4 night stay at this beautiful property. Sue was very attentive from the start and was available for anything we needed. The creek and outdoor area is so beautiful, and the property was very clean. Everything is a short drive or walk. We highly recommend the walk to Coffee on the Rocks, our favorite breakfast and coffee spot each day and it was wonderful!

We literally could not have been more pleased with this home. It was beautifully furnished, comfortable, super clean, well-equipped, and perfectly located. There was lots of room for our family who were all in Estes Park for our son’s wedding. We sat out on the deck a lot and just listened to the rushing waters of the Big Thompson River right outside our door. The property manager Sue was fantastic - we needed another baby gate and she brought us one from her home. Also brought us some more hangars for all the wedding garments. Lovely woman with great attention to detail. Thank you to the home owner for sharing their beautiful home with us. Best VRBO experience by far.
