Welcome to Riverjoy Holiday Haven where every day is a holiday! Get ready to relax and enjoy Estes Park from our newly redecorated 3 bedroom townhome. Walking distance to town and a two minute walk to the Big Thompson river out back. While our home doesn't directly back to the river, you will enjoy the sounds of the Big Thompson "River Song" from the deck along with a "peek-a-boo" view of the river. Our home is decorated with a holiday theme where you can experience a Winter Wonderland upstairs along with fall and the 4th of July downstairs.

TOP FEATURES:

HOME THEATER with seating for 8. 6 Leather reclining theater chairs, 2 banana chairs, a theater projector, and a 100 in projection screen. This offers you a real movie theater experience in the privacy of your own townhome. For those who prefer privacy, we also offer 65 inch flat screen TVs in the two king bedrooms. All TV's have their own ROKU system.

HOT TUB: Newer 6 person hot tub with ridge line views! Relax and soothe those sore muscles after hiking all day.

EV CHARGER: New Tesla EV Charger in the private garage. Has adapters to use with non Tesla EVs.

AIR CONDITIONING: Only a few places around here offer air conditioning, and you will be glad you have it on those warm summer days!

PEACEFUL: Main living areas of our home, and all bedrooms face the general direction of the river and mountainside.

WALKING DISTANCE: Just a 15-20 minute walk down the street and you are in downtown, with tons of shops and restaurants. It's a 10 minute walk to FUN CITY with all of its great kid friendly activities including a giant slide, go-karts, bumper cars, mini-golf, and more! 11 minute walk to Smokin' Dave’s, which is the BEST BBQ place in town, and one of the most popular restaurants in Estes Park according to Yelp! and it's just a 3 minute walk to Coffee on the Rocks. It sits on a gorgeous little pond with views. You can feed the ducks, sit out on the patio, enjoy the mountain air, and maybe even catch a glimpse of a neighborhood elk! Rocky Mountain National Park is 3 miles down the road, and the YMCA is only 10 minutes away.

GARAGE/PARKING: We allow our guests to park in our two car attached garage. Parking is limited to two average sized cars inside the garage, and two cars on the driveway. No street parking in front of the house. No trucks over ¾ ton, RVs or campers.

GAMES/FUN: We offer many board games (Taboo, Monopoly, Othello, Ticket to Ride, Chutes and Ladders, Yatzee, and many more). We also have a fun AIR HOCKEY TABLE, CORN IN THE HOLE GAME, and a DART BOARD with soft tip darts for hours of friendly competition.

OUR REMODELED/REDECORATED TOWNHOME: Almost all the decor in our townhome is new. The king, and queen mattresses are memory foam. We offer three bedrooms, one of which is on the main level. We have NO steps into our main level, so those that enjoy main level living can have a bedroom, bathroom, kitchen, and garage all on one level. Our home is WELL equipped with a fully stocked kitchen, including a Mr. Coffee maker, KEURIG coffee maker, FRENCH PRESS, Coffee bean grinder, and Electric TEA KETTLE. We also have a PANCAKE GRIDDLE, DOUBLE WAFFLE MAKER, WOK, OSTER BLENDER, CROCK POT, 4 slice wide mouth toaster and several baking dishes. Private washer and dryer, high chair, pack and play playpen are also provided.

700 THREAD COUNT EGYPTIAN COTTON SHEETS: All beds have NEW 700 thread count Egyptian cotton sheets. King beds have 4 down pillows, and the Queen has three down pillows. Twins have one each.

BEDROOM 1: Happy Holiday Room: King MEMORY FOAM bed with HOLLANDER "CUDDLE BED" PAD. On the Main level with a private bathroom. Note that this is an "ADJUSTABLE" BED. You can REMOTELY raise and lower the head and foot of the bed to bring you to the most comfortable position.

BEDROOM 2: HAPPY FALL ROOM: King MEMORY FOAM bed with HOLLANDER "CUDDLE BED'' PAD. This room is Downstairs with a shared bathroom.

BEDROOM 3: HAPPY 4TH OF JULY ROOM: Queen MEMORY FOAM bed with HOLLANDER "CUDDLE BED PAD" , and twin bunk beds. One twin with memory foam and the second with a standard mattress. Shared Bathroom.

PARKING: Parking is limited to two average sized cars inside the garage, and two cars on the driveway. No street parking in front of the house.

NOTE: MINIMUM AGE for renter responsible for the reservation is 25. A copy of your driver's license will be required at booking. Holidays/special events at Peak Rate. Minimum stays required unless less days are available.

CANCELLATION POLICY: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund unless we are able to rent it out again. We encourage you to purchase travel insurance, we are not responsible for weather delays, health issues, or acts of God.
