Nearby, you'll have access to two public beaches and a state park. Coco Plum is a convenient 9-minute drive, Sombrero Beach is just 18 minutes away, and Curry Hammock State Park is reachable in 11 minutes from the home. This home is located in the peaceful Key Colony Beach neighborhood, providing quick access to the Atlantic or the Vaca Cut Channel, leading to the Gulf. Key Colony Beach offers local restaurants, golf courses, playgrounds, and be sure to explore Sunset Park. Booking Policies: Minimum Stay: A 7-night minimum stay is required by city regulations, with no exceptions. The city determines the maximum occupancy, and it cannot be exceeded, covering adults, children, and infants. From November - April, there is an additional $150 charge/week for pool heat. We do recommend heating the pool during this time for optimal comfort and enjoyment. You may contact us if you do not want to have the pool heat on, for a $150 discount. Cancellation Policy: We maintain a strict 60-day cancellation policy. If the cancellation is made at least 60 days before the arrival date you can cancel your reservation and receive a full refund, excluding processing and admin fees. If you cancel within 60 days of the arrival date and we are able to secure another booking for the same time by opening the calendar, you will receive a full refund, minus processing and admin fees. If we are unable to secure another rental for the specified time, the security deposit will be the only amount refunded. Payment Schedule: Half of the rent and the security deposit are due seven days after booking online, with the full balance required 60 days before check-in. Payment options include credit card or check after signing the contract. A 3.5% fee applies to credit card transactions, which can be waived by opting for payment via check. Please inform us of your preferred payment method after booking. For last-minute bookings, a credit card will be required. Contract: Upon confirmation of your booking by our office, you will receive an Adobe E-Sign contract for signing. Once signed, the contract will be automatically returned to us. Specify whether you prefer the first payment to be processed with the card on file or another Visa, MasterCard, or check. Payments are only processed after the signed contract is received, and all transactions are manually handled.

Property manager was notified and they asked us to pick up and clean out of pool. Property manager did not have pool cleaned until Wednesday and we were not able to a swim till late thursday as it was so merky. no one ones to swim in nasty pool so it was not usable for the majority of our trip. We stay in KCB every summer and were so impressed with this property compared to previous rentals. The property managers are great. Detailed, helpful & clear communications were provided. Perfect for our group of 7. The home was more beautiful and comfortable than we had hoped. The house was exceptionally clean and extremely well stocked!!! The kitchen was recently remodeled and we enjoyed cooking together. We spent some great family time outside enjoying the veranda's, pool and tiki hut! We were so happy with our choice and plan to book again for next year!!

This is a nice property. I think this was my family’s fourth or fifth stay here. However, the property does have some maintenance issues. The dishwasher was not secure and every time the door was opened the dish washer tilted forward. There is a hole in the wall in the upstairs master bedroom. Toilet tissue holder in downstairs bath is broken. It would be nice if the downstairs bedroom a/c was tied in to the central system instead of the noisy window unit. Two of the decking boards fell off when stepped on ( deck board screws only penetrate the joist approx 1” with approx. 10” overhang on boards. All of the outdoor trash cans were full on Saturday when we checked in. Pleas take all of this as constructive criticism.

Our family vacations in Key Colony Beach every year because of the great location to the ocean and the Gulf. This house was in that perfect location. The house was large, comfortable, clean and had the comforts of home. Huge plus were the ice machine and bait freezer as we our boaters and on the water all day fishing, lobstering etc... the pool is small but perfect for a dip after a long day on the boat. Kitchen could use a little updating but had everything needed to cook meals for 10 people. Really an overall great house. The managing team was very nice. Sad to leave the Keys and the Veranda House.

We rented the Veranda House for 8 days in February, 2019 and had a wonderful time! The size of the house was perfect for our family of 6, including our 2 1/2 year old grandson.
We were particularly pleased that the pool area was completely fenced off from the house so that our grandson could not get into the pool area by himself. The pool is heated and quite small - ideal for a 2 1/2 year old to "swim" in with his toddler vest with arm floaties.
The house is ideally located for a trip to the Florida Keys, being about 1/2 way down the Keys - equidistant from both Key Largo and Key West.
There is plenty of shopping and a number of restaurants in Marathon which is very close to the City of Key Colony Beach where the Veranda House is located. There are also a number of beaches within easy reach of the house.
We hope to have the opportunity in the future to return to the Veranda House!

House was clean and comfortable other than the master bed mattress. There were plenty of dishes, utensils, etc. Ice machine was great since we fished every day although it sounded like a dump truck when it made ice. Pool was small but our kids enjoyed it. Power outlets and lights on the dock didn't work which made it hard to clean fish after dark with an electric fillet knife. The gas grill worked but desperately needs to be replaced. Also the real estate agent did not inform us that they were currently building a house 20 feet away which was very disturbing with the noise and the workers constantly staring. Overall for the price I am sure there is a better bang for the buck somewhere else close by.
