Kimberlee and John were absolutely the perfect hosts! I felt as if they were old friends. They made sure I was safe and knew how to work every thing and answered all my questions about the area. They treated myself and my family like family! The VRBO was super clean and very comfortable! The kitchen and the grill are was equipped with everything we needed and more! Good location and property is cute, HOWEVER, owners lived down stairs. Host is always walking around. Patio is a shared space with them so if you want to sit outside and have your morning coffee, there is no privacy. The host called and texted me everyday of our trip asking what we were doing. If there were any other properties available during the time we were there, I would have moved to another place despite already paying for the rental for the week.

John and Kimberlee were amazing hosts. They had great suggestions for activities and dining. Their place was quiet but within walking distance to the beach, grocery store, and restaurants/activities. We really enjoyed riding bikes down the peninsula and to Balboa island.

My daughter & I had a wonderful stay in this beautifully decorated cottage. All of the amenities were well thought out and made for a pleasant visit. John & his wife were super nice and very helpful with saving us a parking space out front and providing beach chairs & an umbrella. The location is also super and centrally located to all things in Newport. We look forward to staying again in the future!

This place was perfect for my daughter and I for a quick girls’ trip to the beach! Location was perfection, and the included beach gear made our trip super easy. John and Kimberlee were great hosts and helped immensely with parking! We’ll be back for sure!

We use VRBO often for our get aways. We have never had a host as gracious and kind as John. I was truly amazed at his kindness and willingness to help at any time. In addition to his help the home was immaculate and well cared for. We will most certainly be back!

This is a beautifully decorated and extremely clean property that is 1 block from the beach, and easy walking to area bars and restaurants. John and Kimberlee were great hosts and provide bikes, cooler, beach chairs & towels that we took full advantage of and made for a fun beach getaway.

House is exactly where you want to be in Newport Beach. Just steps away from ocean and short walking distance to grocery store and restaurants. The hosts are fantastic! Rental is up to date and very comfortable. Especially the bed. I highly recommend this vacation rental!

Our hosts were amazing. They were the most hospitable, considerate, accommodating and generous people you could stay with. The house itself was a design masterpiece. Lovely design touches were everywhere. The place was spotless and stocked with everything we could ever need. It was the nicest beach house we have stayed in! Great vibes and a wonderful time.

This is our 2nd time staying with John and Kimberlee. The lodging was immaculate and they have provided all amenities. We took advantage of the bicycles provided and spent a portion of everyday riding up and down the beach. This will remain our 'go to' place to stay in Newport Beach.

We stay on Balboa every summer, but we usually rent a bigger place to accomodate our family. This is our first time staying in a little cottage for 2 on Balboa - and we loved it! The location is great - maybe 2 minutes of walking and you're on the sand. Plus, you can easily walk to the shops on the pier, the grocery store, and many fun restaurants from the property. The added bonus was that the cottage decorations were new and charming, white couch and chairs were pristine, and the patio has all the bbq and beach equipment you might need. Host was friendly and very easy to communicate with. Thanks!

We were visiting our son for Thanksgiving and needed a VRBO. We were extremely lucky to find this short term rental that was very close to his place. After we arrived at the rental it was so nice that we spent most of our time together at our VRBO instead of his place. John and Kimberlee are excellent hosts, having several conversations prior to arriving about accommodating our stay. John saved us a spot out in front of the VRBO so we could access it easily after our flight. The experience just got better from there, with giving us recommendations on everything from restaurants , places to visit, to local store that were very close by. The beach is literally right down the street where you have access to the boardwalk, restaurants, and night life, if you want. The rental is set up for preparing meals with most everything you would need from silverware to cooking utensils, pots and pans, water purifier pitcher, to even one of the nicest outside grills I have used. We had complete access to the grill and patio, using it to prepare dinners and lunch, if we wanted. Inside the rental, it was very well kept, updated, and very clean! They provided towels enough for our stay along with many extras you do not always see in a VRBO. They had bicycles that they allowed my wife and I to use multiple days with a chain and lock to keep them safe. We rode up and down the boardwalk and even took the ferry with the bikes eating lunch on Balboa island. John was around enough that if we needed something he was like a friend that was there to help us. If you want a very nice experience in Newport Beach this is your spot. Very clean rental with plenty of space for the two of us. The interior furnishing are very tastefully done and updated with high end appliances, a Keurig with coffee and tea, a Bosch dishwasher, and gas stove. They have air conditioning/heat with mini units that are wonderful to use. Their place is truly home away from home. And John and Kimberlee are Super Hosts in the real sense of the words! If you are considering Newport Beach, I would book this rental and you will be glad you did. John and Kimberlee have done a great job on this rental and you can see and enjoy their efforts to make it the best it can be for you. We certainly enjoyed our stay of 6 days at this rental. We will use their rental again when we visit our son.

My husband and I wanted to be by the beach to celebrate our 33 year anniversary. It’s not in our budget to be right on the sand but we decided to stay here and the 2 block walk to the beach was easy. Can I just say I looked at a lot of places on VRBO and I am so happy we decided to stay at John and Kimberlee’s place. It’s intimate, it’s pristine, it’s close to everything and John and Kimberlee are “the hosts with the most”! They have thought of everything to make your stay the vacation of your dreams. Thank you John for being the best concierge and Kimberlee for putting in the special touches in your place that you know people love. We love it here and can hardly wait to return!!!!!

Such a darling property appointed really beautifully. John was so nice and provided easy communication. The 3 bikes were awesome as we rode the beach path every morning. Can walk everywhere! Very clean and homey. Highly recommend!

This property has it all…would definitely stay here again! It is clean, updated, close to the beach, bars, restaurants, shopping, etc…The property owners are onsite and are super friendly and helpful!

This was an amazing experience for me and my wife. We celebrated her birthday and John and Kimberly were so wonderful, helpful, friendly and we felt as if we knew them all our life. We are so blessed to have met them and we will definitely stay with them again. I will definitely recommend them to all our friends.

This property was amazing! A one bedroom that has the space of a 3 bedroom place. Good size living room, kitchen, and eating area. The hosts were great and accommodating and an easy walk to the beach. No garage but the hosts saved a spot for us when we arrived! Close to restaurants and the store for easy access to food.

Another fabulous stay with hosts John and Kimberlee! This cottage was immaculately clean, has a well stocked kitchen to make yourself at home and whip up your favorite recipes. We loved the proximity to grocery stores, restaurants, and being just 1 short and easy walk to the ocean. The hosts are responsive, considerate, and go out of their to make accommodate your needs. Highly recommend and we will be back!

Great location within walking distance to everything. Beach towels, chairs and umbrella were provided. House was perfect. Everything was clean and updated. The hosts / John was fantastic. I was worried about parking however it was never an issue. John saved us a spot when needed. I would rate this higher than 5 if that was an option. We will definitely be back.
