Located just 3.5 miles south of Old Town Puerto Vallarta and the Zona Romantica and 30 minutes from the airport, Los Palmares is a stunning beachfront condo offering spectacular views of the Bay of Banderas and Sierra Madre Mountains. This gated, owner-occupied complex features 31 apartments, 24-hour security, and an array of amenities, including an infinity pool, children's pool, spa, exercise room, and oceanfront palapa dining area for breakfast and lunch. The beach offers protected swimming, municipal lifeguards, and freshwater showers. The building also has a triple-filtered water system and Puerto Vallarta’s federally certified pure water.

Our spacious 1,900 sq ft, two-bedroom, two-bathroom apartment boasts ocean views from every room, including a private patio off the master bedroom. The interior blends modern and traditional Mexican design, with a fully equipped kitchen, air conditioning, and in-unit washer/dryer.

We enjoyed our stay- we did feel isolated as only 1 restaurant was within 10 mins walking, otherwise needed to take taxis or bus to go into town for dinner everynight. The Palapa was under construction so it was closed to phone orders which came out on paper plates covered in plastic-closed Tuesdays- Sun does not get on the pool until after 12:00 -small beach area to walk on- this info would have helped us- some people like to be away from it all and this would work for you.

The property is well-situated about 6km from PV. The pool area is clean and the pool is a decent size for swimming. The palapa was still under construction so can’t comment on that - looks like it will be good though. The condo unit was very spacious and well-equipped - comfortable beds, full kitchen, BBQ. Bus to PV is about 15mins directly into Zona Romantica. Only drawback is no grocery stores nearby.

I don’t usually do these reviews, but thought his could be helpful to those looking to stay in PV. Condo location is great. Far enough from town to be away from crowds, but close enough to get in by bus or taxi fairly quickly and easily. I’ll break the property down into pros and cons. Pros: Great location south of town. Great beach- not too crowded. Lots of soft sand area. Calm enough waters to play in the ocean. Not too many pesky vendors. Unfortunately there were no chairs for he beach so you had to just bring your towel down. Decent pool- not too crowded. Always an open seat or two even in the afternoon. You could bring down food from your condo or he palapa just not eat it in the pool. Palapa restaurant- this will go under pro and con. Pro was that it was nice having a place to get breakfast, lunch, snacks for not to expensive instead of having to go up you your room and make your own. Housekeeping- we only received one day of this but it was nice. Cons: Right on the road. Very loud in the kitchen and dining room/family room area due to loud vehicles on street below. Uncomfortable furniture- there really wasn’t a good place to kick back and relax. Most of the furniture is wicker and dated, also the mattresses in both rooms were some of the worst I’ve ever slept on. Maintenance needed- I’ll try to load photos if I can. Kitchen grout and tiles around sink were in need of replacement. Bathroom tiles and grout were in need of a deep clean, other things like lamps and furniture were a bit shabby and or falling apart. Cabinet under the kitchen sink kept coming off and the cabinet handles in most of he kitchen were dirty and grimy. 2nd bathroom shower and toilet area combined and very small. Hard to even get in and close the door all the way. Most of the towels seemed cheap and tons of lint came off all over you when you tried to use them. Decor- I know they were probably trying to stay true to original architecture and style but the decor just seemed really cheap to me.. there were lots of dolls all over and sponge painted walls- it all just felt like it was done on the cheap and wasn’t a very relaxing atmosphere . Palapa restaurant- While having the restaurant was convenient you really didn’t know what to expect. A few mornings when we went down for breakfast at about 9:15 they still were not open even though they were supposed open at 9. The second day we went down they were out of eggs and a couple of other staples?
