Situated in Corozal District, this lovely house for $250 per night is a fantastic choice for your next trip. Coral Caye Villa offers beautiful landscaping and gorgeous views overlooking the pool, Caribbean Sea, and palm trees from your own private balcony. Situated about 4 miles north of San Pedro Town, the home is within easy distance of fishing, taking the island ferry into town for shopping and nightlife or further north up the island to great restaurants and quaint bars. The Villa sits in the middle of 5 private homes faces directly onto the ocean and is surrounded by lush tropical plants and flowers which add to the privacy and serenity of the location. The main upper level includes a bright and spacious living area that opens to the kitchen, dining area, and balcony which overlooks the pool and ocean. French doors to the balcony allow you to let in the view and the warm tropical breezes. BBQ up some fresh-caught local fish or relax in your own hammock built for two while watching the boat traffic go by and the waves rolling over the barrier reef. The kitchen is fully equipped with modern appliances, cooking utensils, dinnerware, etc. The master bedroom has a king-size bed and private en-suite bathroom featuring hand-painted his and her sinks and a large walk-in shower with spacious closets and storage for all your vacation needs. Safes are included to store your important items in each bedroom. The guest bedroom also features a king-size bed and master en-suite with a shower and his and her sinks. Both bedrooms are located on the lower level and have separate private entrances to the beach level. Simply walk out your door and into the pool or ocean! Within easy walking distance on the beach, there are restaurants, bars, and shops. Located directly behind the house is Mata Grande Grocery which can provide you with almost everything you’ll need for your stay. Justin and Tami also provide provisioning services so that your groceries and cold Belikin beers can be waiting for you on arrival. A short walk south on the beach takes you to White Sands Dive Shop where Elbert and his team can arrange snorkeling and diving excursions for you. Tell them Max and Debi sent you! Slip-on your fins and you’ll find beautiful healthy coral and marine life including our resident loggerhead turtles and even a stingray or two! Our management company, Reef Management, will arrange for your transfers to and from the San Pedro airport, included in your rental, and can assist you with booking tours and excursions. It was perfect for two couples. Damian does an amazing job keeping up the property and looking after the guests. We love sitting by the pool and sitting on our deck with the sea breeze. Having housekeeping at a VRBO was wonderful. We were happy to have the Whiney Gringa nearby to buy extra supplies and the pizza place next-door was wonderful.

The house was beautiful and clean. Damian was great and very helpful. He helped arrange our snorkeling trip with Ali Mermaid adventures. Also, helped with ordering pizza one night when we didn't want to go out and weren't sure how to give directions for delivery.
The only negatives were the mosquito and the continues smelly water standing in the ditches.

The pictures don’t do this place justice. The grounds are absolutely beautiful and incredibly well maintained by Damien. Booking was easy and the recommendations from management were spot on. It’s close enough to the city center, but also far enough away that you have privacy and quiet. There was easy access to delicious and fresh food and most importantly drinks. Highly recommend staying here and we cannot wait to visit again.

First, a beautiful property. My two daughters and I were there for a week and had a chance to explore the island. During that time I saw enough to know that we had lucked into one of the best properties on the island. In fact it was so nice that leaving the property became something we felt we "had to do" -- there was little need to go elsewhere and even less desire. The caretaker was 24/7 and he (Damien) and his crew dialed in our unit (which was beautifully appointed and very comfortable) and our experience to a tee. I am very pleased with our experience which went beyond our expectations. Thank you to our hosts!

This was easily the best property we have ever stayed at!! The house is beautifully designed and feels so lux yet comfortable. The AC was a welcome relief after a day exploring. Even with other guest present we felt totally secluded and never had to share the pool which was gorgeous and refreshing. On-site property management was perfect. Damian is always there and yet pops up only when you need him. The recommendations were spot on for dining out and snorkeling tours. We could not have asked for a better, more relaxing or beautiful place to spend our vacation. I really hope we get to come back soon. Shout out to Rocky, he’s the best pet away from home anyone could ask for!!

Caye Villas became our home away from home. The house, people, area, excursions... "all the things" were above and beyond amazing. We made friendships and memories that will last a lifetime. It was our first time in Belize and we plan to visit again. We'd definitely come back to Caye Villas.

The villa was very clean and comfortable with everything we needed for our stay, even tupperware for your leftovers, which we often don't find in rentals. They helped arrange anything we needed, including the golf cart rental and airport transfers, which was very helpful. Damain, the on-site caretaker, was lovely and was available to answer questions or get us information or items we needed, and the night security guard and the housekeeper, Amparo, were fabulous, as well - Amparo even did a load of laundry for us.
Unfortunately there was the sargassum seaweed on the beach, but they had someone out there almost every day raking it up and removing it - they're doing their absolute best with a situation completely out of their control. I recommend planning your excursions with Clinton, as recommended by the property, and make sure you go to Mexico Rocks!
The property is fairly far north of town, so be prepared for a longer golf cart ride to many of the restaurants, and maybe request a stop at a grocery store south of the bridge on your way in the taxi. Not a ding, just a note.
All in all a lovely stay, and we'd recommend to anyone!

My husband and I spent a week at the Caye Villas to celebrate his 40th birthday and enjoy a little time away from our small kiddos back in the states. We were impressed from the very beginning by the communication before our trip as Kristie helped to organize our transport from the airport in Belize city to the VRBO as well as helping us get a golf cart for the week and any groceries. Damien lives on the property and takes exceptional care of the property and was extremely helpful and friendly our entire stay. He arranged for my husband and I to get couple massages on our patio and helped organize communication with Clinton for all our adventures needs. Amparo came and cleaned our place every 2 days and washed and folded our laundry which was so nice. Vladimir and Rocky (the guard dog) made us feel safe and entertained our entire visit. The villa is a little on the older side but well cared for and had everything we needed. The property is stunning with views of the ocean from our large oversized patio. We enjoyed the slower pace and quiet life of this VRBO. Would highly recommend staying here and can’t wait to come back.

This villa was set up well for an extended stay. We stayed a few nights and explored the area. The hosts made the golf cart rental and transportation easy. The caretaker and cleaner were extremely friendly and helpful. The beds were comfortable and we felt right at home!
The beach was disappointing (not just here). The garbage and sargassum weed were so thick we couldn’t play in the sand with our toddler. We felt like we paid extra for beach front and then couldn’t spend much time on the beach!
Otherwise everything was as expected!

The property was lovely and peaceful. We cared for by Damien and Secured by Vladimir. They were very helpful aswell. If you plan to go to San Pedro you will need to rent a golf cart as it is too far to walk but there is a small grocery and fruit stand nearby within walking distance as well as a few restaurants. The kayaks on the ocean or in the pool are a lovely way to spend an afternoon. A great retreat!

Communication with the property manager was super easy & she was very helpful. They scheduled our flight from Belize City to San Pedro & had a driver at the airport to pick us up when we got there.
The golf cart was scheduled & delivered to our cabin as well.
When we got to the cabin, we were greeted by Damion. Damion is amazing! He helped us with the check-in and answered any questions we had. He also helped coordinate our excursion with Clinton. (If you are planning on doing any excursions, book with Clinton. He is also amazing!)
The house was just as they described. The cleaning lady came every couple of days to tidy up the place & would do any laundry we needed done.
Overall, this was a great experience. We are planning on coming back for sure!

Fabulous beach house
We had a wonderful time in this perfect little house. Large comfortable beds for us and our two kids. Gorgeous open air balcony that overlooks the pool and beach. The pool is great, kids loved swimming in it. There is scuba nearby (we finished our open dive certification while here - Sam with Scuba Daze was wonderful and patient with us).
Damian is amazing and helpful with absolutely everything needed anytime. Amparo keeps the house perfectly clean and did our laundry (so appreciated!). Janice is so amazing - she helped us with every step including transportation to the house and grocery delivery and golf cart rental and COVID testing that comes to the house before the flight. Definitely recommend that you have Janice help you set up everything needed.
My girls also loved the dog Rocky and cat Steven. Highly recommend this house!!

Hundreds would attack throughout the day (6am-10am and after 4) and would even follow you in the house. After having lived in tropical climates throughout Africa, have never experienced anything like this. I understand that there is nothing that can be done - other than maybe more aggressive spraying? We just ended up ordering food delivery so that we didn’t have to deal with them!

Damien and Vladimir were there on site to answer any question we had. First day we went to Secret Beach… about 20 minute golf cart ride from the villas. Absolutely gorgeous! Water is so clear and really wasn’t crowded at all.
Second day just hung by the pool and Janice arranged for massages. They set up their tables close to the beach where you could just hear the sound of the wind and the waves. So relaxing! Last day we went out with Clinton with Ali Mermaid to do some snorkeling which did not disappoint! Got to swim with nurse sharks (yikes!) The best part about Ambergris Caye is that everyone is SO nice. (English is primary language) The food is absolutely amazing and there are so many cool little places to eat. Our favorite was Tipsy Lobster, Truck Stop, and Pur Taco Bar. It’s so cool just running the island on the golf cart and exploring. We felt very safe the whole time. My parents went with us on the trip and on the last day decided to extend another week! Such a great experience and I can’t wait to go back!

Birthday Shenanigans
After being cooped up for so long, this was an amazing getaway. We couldn’t have asked for a better experience. All the staff at the property were fantastic, the property itself is beautiful and Janice was so responsive to all of my never ending questions. The 5 of us girls felt completely safe the entire stay. I highly recommend!

I can't say enough great things about the entire stay, they made everything seamless from the moment we arrived. The property is amazing and they had a golf cart waiting for us to explore the island their recommendations for dinner and entertainment were fantastic. I have stayed at many places but none of them compare to staying at Caye Villas

Peaceful
This is our second stay at Deborah & Maxime's villa. It felt wonderful walking back into their home. Damian is the BEST ever, Amporo made certain everything was clean, fresh, and pretty. We felt safe with Vladamir and Rocky (& Shadow!) on security duty. We really hope to return for a longer stay now that we are both retired! Love this place!

Quiet and Gorgeous
Everything was perfect! The villa is splendid - clean and comfortable with all the amenities of home. The area is quiet and laid-back. It seemed very safe, and there is a night guard on duty. The entire property management team is excellent. They organized complementary taxi service to pick us up at the docks and helped us arrange our water taxi to the caye, a golf cart rental, and lots of tours. Amid the panic of COVID-19, everyone was incredibly generous and kind. I give this villa and the team my absolute highest recommendation.
