Nestled in Davenport, this lovely house for $194 per night is a great choice for your next vacation. • 5 Bedroom luxury villa • South West facing • Private pool & spa • Games room • 15 mins to Disney ** Restricted Age Limit applies: Please note to reserve this home you must be over the age of 28 (in compliance with Orlando Codes of Ordinances – Chapter 57) ** * Stays of 4 nights and under maybe subject to an additional damage deposit of $500. * *** Please Note: The furniture and items shown in the home may be replaced or removed without notice *** The home enjoys an open plan interior and can comfortably accommodate 10 guests and with the addition of a bedroom on the ground floor you can enjoy your stay without feeling overcrowded. There are two lounge areas – The ground floor lounge is stunning with views to the pool area and plenty of comfortable luxurious seating and includes a large flat screen TV, it is simply gorgeous. The second lounge is situated on the upper floor, again is stunning with large luxury sofa and a further flat screen TV. The high end kitchen is fully equipped for all your needs and with the addition of a large breakfast bar, it is perfect for a breakfast or a quick lunch. The Dining Area is ideal for more formal dining with its elegant setting and views to the pool area you can indulge in a family banquet in this beautiful setting. The well-appointed bedrooms will offer the perfect tranquil retreat at the end of a busy day and the magnificent décor will leave you feeling truly relaxed and pampered. The Downstairs Bedroom includes a Queen Bed, TV and has a Bathroom that includes Bath with Shower next door. There is a King Suite with King Bed and a flat screen TV, plus Ensuite facilities of a bath with separate shower and double sinks. The Queen Bedroom has a Queen bed, plus a flat screen TV. There are two Twin Bedrooms with exceptional décor and follow the lovely bright fresh feeling this home offers. There is a further Family Bathroom, with a half bathroom located downstairs. The Outside of the Home is absolutely beautiful with its large pool and spa, it is a fantastic place to relax and enjoy the Florida sunshine, enjoy a book and watch the children play in the pool. With the addition of a covered Lanai you can enjoy the delights of al fresco dining, whether it be a lazy breakfast or dinner under the stars with a chilled glass of something delicious. PLEASE NOTE - POOL HEAT IS NOT INCLUDED IN THE RENTAL RATE. Pool Information:- Pool Size is approx. L: 26' 8" W: 10' 7" Home has Pool Alarm Disclaimer - All sizes are approximate. Resort Facilities: The resort facilities are run by a third party. Availability of all resort facilities is not guaranteed as part of the rental contract. You will be required to provide your own equipment for use of the sports facilities. Policies: - We require your full guest list 36hrs prior to check in to avoid late or no check in. - Swim at your Own Risk - No smoking - No pets allowed - No events, parties or gatherings that disturb neighbours at any time. - Disturbances which require security or law enforcement intervention carry a fine of $500 or more. - Must be at least 28 years old to book (in compliance with Orlando Codes of Ordinances – Chapter 57) - Photo ID required before check-in - Stays 4 nights and under require an additional damage deposit - Full list of guests required before check-in - Pool Heat is an additional cost and should be requested if required - Pool Heat is required to heat the spa - Vacation rental communities do NOT allow parking on the road - Commercial vehicles, recreational vehicles, trailers, self-propelled motor homes and boats are only allowed to enter temporarily for loading and unloading. - Motorcycles and Golf carts are not allowed unless they are street legal and registered like other motor vehicles. They must be parked in the garage (they are not allowed if you home has the garage converted to a games room). - Vehicles parked in violation of the parking rules are subject to immediate towing - Electric Cars: It is prohibited to charge vehicles at the home. Failure to adhere to this will result in a $500 fine per charge plus electricity costs.

Overall was great loved the house and pool

The house was nice, clean and spacious. I do not recommend getting pool heat as it does not heat the pool at all. The spa is the exact temp as the pool. So don’t waste your money. Just enjoy as is. There is no AC in the game room but it wasn't to bad. Overall we had a nice stay at the home. The host responded as needed. There is no keurig so be sure to bring some coffee filters.

We really enjoyed our time here. The house is beautiful and just as described. We had great communication with the property managers every step of the way. We were a little bummed by the unexpected mid week pool clean which caused our kids to immediately have to leave the pool and stay out for about 3 hours. Also, there are a lot of rules that could lead to a bunch of fines if not followed, so I had a bit of anxiety about that. Other than that it was a great home for our family!!

I wouldn't recommend staying thru rental this specific property, broken items needs replaced and or updated! Game room is technically not a game room when broken and missing pieces to pooltable, air hockey and Foosball tables. Cable is provided but only on the upper level 2 bedroom but none on lower level. (Read the fine print no resort access has a basketball court and tennis court but must provide your own basketball, rachets and tennis balls in order to play) Neighbors that live in the development are not friendly and make your vacation that is to be enjoyable a non enjoyable experience.
At checkout car arrived 30 minutes before we were to be checked out, lurking over us as we were trying to load vehicle to checkout making us feel uncomfortable and felt rushed thru the checkout process... I will never again stay!!! And would strongly advise others to look else where for a more enjoyable/relaxed experience

Layout of house was great, Location was awesome. Not a vacation killer but the dishwasher was broken, The AC stopped working onnthe last night (house was hot) and the pool heat we paid for worked 6 out of the 14 days until a repairman came out and checked it and mysteriously it started working again. They didnt reimburse us anything at all. The circulator stopped working so upon informing them they did send someone out but needless to saythe communication was ok but they definitely arent customer relations friendly. It is a nice house though!!

Loved the house and pool. Very neat and clean.Dishwasher was not working so waited for a part so no dishwasher for 2 weeks. Property managers were helpful when needed. Enjoyed the place.

Our stay was wonderful! House was clean and equipped with everything we needed. Swam in the pool everyday! Property management was quick to respond with answers to all our questions. Would love to go back and definitely recommend!

Response to pool not heated/heating was poor. It made me pause to think thank goodness that was the only issue we had. Other than that no issues at all. Had I not paid for pool heat and experienced the poor response to the issue I would have rated my stay excellent. Just don’t pay for pool heat or BBQ grill would be my recommendation to future guests 💁🏽And pray no issues arise as property management just records your concern and never reaches out to check if situation rectified. Other than that beautiful house and accommodations

The house itself is great and it was perfect for our trip to Disney. I did feel that some of the wording in the rule book and guidelines were a bit aggressive. I did have one accident where I accidentally knocked over a lamp and it broke. The lamp its self was not secured properly and was on a table with furniture very close. It didn't take but a small nudge to the table and the lamp was in the floor. I agreed to pay for the lamp and sent the owner pictures. Apparently the lamp was an 98 dollar lamp that they charged me for. I just feel like they should get a lamp that is not so expensive to put on that end table. Over all we had a great experience and would return to this house if the need should arise. I would recommend this company to my friends and family looking for a retreat near Disney and Universal. Lego land is also close by.

It was a wonderful time and we enjoyed the pool we also had plenty of space for the three of us my only complaint is the house was warm and only able to lower thermostat to 72 degrees making the house warm when temperatures are above 80 degrees but overall nice house

This is indeed a dream home. All decor is good quality. My family loved the game room and the heated pool.
I did have 2 concerns. Location of house and air-conditioned. House was in the back of orange farm which looked scary at first. Air-conditioning was a bit warm at nights.

Gorgeous place, great layout
We had a great family experience at this home. It is in a great location, close to groceries stores and only 20-30 mins drive to Disney. The layout is great for a large family, the pool was warm enough which was a worry of ours since we went in February. I don’t believe we would rent the bbq again since it was very very small and old and we paid $75 for the week. Not worth the money. The kids also loved the game room!

Lovely Property
This was our first time staying in a private home in Orlando and we would definitely recommend it to anyone who has only stayed in hotel rooms before.
I was a little apprehensive how the house would work out for us but I have to say it was a pleasure from start to finish. We only booked a few weeks before arrival so extremely happy to receive a late deal rate which made the stay even more cost effective than we were expecting.
The house is stunning as is Marbella Resort. One of the reasons we booked here was to use the tennis courts which were free to use whenever we wished.
The pool had sun on it for most of the day which was another bonus although we did require the pool heater to be on ($20 per day) which I am told is normal for the winter months.
The house was spotless on arrival and we left it in the same state when we left.
Would definitely stay again when we next look to book
