Situated in Balboa Peninsula, this attractive house for $461 per night is a great choice for your next break. Newly decorated - New flooring and new appliances 2023 One block to the beach on balboa peninsula, this stunning 1350 sq ft, 3-bed 2 bath condo is simply breath taking. Interior designed, the condo is completed to exacting standards, a perfect place for any person's desire for luxury. Outside, a private roof terrace with 360 degree views over the ocean and newport bay. All this in a prime newport beach location! Perfectly located on the second floor of a 2 unit property, with a private roof terrace on the third floor – this spacious 3 bedroom 2 bathroom condo is simply exquisite. Hardwood flooring throughout, vaulted ceilings in all rooms, ocean view from the dining room, the home is inviting and welcomes you as soon as you enter. An open plan living area – luxury sofas, fully equipped kitchen with granite counter tops and stainless steel appliances, animals hide rugs and original artwork. A 65" led smart tv in the living room, and a 55" Smart tv in the master bedroom - All the apps needed for a movie night in , high speed internet (200mbs download speed), Free Netflix, Hulu and Roku The living room and dining room have seating for 8 people. There's a brand new side by side washer and dryer in the closed off utility area. The large bedrooms are configured with quality queen beds in two rooms and two twin beds in the third. All have deep, luxury mattresses. And if needed there are 2 rollaway single beds to use where you like. All beds come with luxury cotton linens. The master bedroom has a large walk in closet and a full bathroom with shower and tub. The family bathroom has walk in shower. The rooftop terrace offers both ocean and bay views. Sip a glass of wine watching the sunsets, whilst grilling on the bbq; or just relax snuggled up listening to the waves crash onto the shore next to the fire. There are 2 allocated parking spaces in the garage below the property. A/C units - Floor and wall - along with fans provided for each room along with ceiling fan in the living area. Michael got back to us very quick about a last minute stay!! My group really enjoyed the self check in and out. It made the process very smooth and not rushed. This property is so big and very inclusive we stayed in the second unit upstairs and had a blast!!! Michael provides a lot for the house as well! Some of the furniture and bedding may be a little on the older side but the rest of the house is very up to date and gives a home feeling!! Definitely will be renting through Michael again.

This property was perfect for a quick little getaway for my family. There was plenty of space for the five of us. The property manager was very responsive to anything we needed. It was nice that the property had a garage and it made parking in the area super easy.

Minor touches will make this the perfect place to stay. The outside light above the front door, at the top of stairs, was burned out. This made the climb up and down in the dark a significant safety concern; especially since we checked-in around 5:30 p.m. and it was already dark outside.
A few of the kitchen ceiling lights were also burned out and need to be replaced. We found that the hot water tank was fine if only 2 people showered in the morning; any more than that and the water was barely luke warm. Otherwise, the location and accessibility to Newport Beach was very good.

We loved our time at this house on Newport Beach. It was in a perfect location that suited our needs. My husband and our 3 kids were very comfortable and had a great stay! This house is walking distance to the beach, food, and the pier. We loved the rooftop balcony. Checkin was easy, the manager was very easy to reach with any questions. We highly recommend.

From the moment we arrived, it was clear that the property did not live up to the pictures and descriptions presented online.
The location is as described, however extremely noisy as it boarders Balboa Blvd.
Upon entering the property, it became evident that the interior was in dire need of some serious maintenance and cleaning. The furniture was dirty and coming apart at the seams. Many of the bed frames were broken.
Furthermore, the cleanliness of the property was questionable at best. Dirty floors and rugs, stained linens, and a distinct musty odor permeated the entire place. It's as if no effort had been made to properly clean and prepare the property for guest arrival. We stripped the beds down to the mattress to properly wash the linens and eliminate yellow stains.
We encountered several issues during our stay, ranging from broken plumbing to a non-working washing machine. The property manager did remedy the issues in a timely manner, as best he could on a holiday weekend.
Overall, our stay at this vacation property was nothing short of disappointing. It's clear that the property's ownership is more interested in making a quick buck than providing a comfortable and enjoyable experience for their guests.

Very close to the beach which was the best part of the property. There was no central air conditioning and the windows open out onto a loud neighborhood so leaving them open at night was not an option with small children. One bedroom had an AC unit but the other two were pretty hot and stuffy at night. Also the floodlights in the alley shone right into two of the bedrooms at night making them very bright. Otherwise the unit served its purpose.

Very nice and clean; house had everything we needed. Host communicated right away when I had a question and he was very nice. The only issue was the rooftop patio. It is only about 3' by 9'. There is not a good picture of it listed. I am not sure why there is even a picture listed of the downstairs patio? There is broken wood, very old and broken chairs and a old weber barbecue we were scared to use. Maybe the host needs a better property manager because we discussed this right before I came out?

The inside of the property is nicely decorated and has enough of the essentials for our short stay. Someone mentioned the faucet in the shower in the master bathroom...they were not wrong! Turning it on takes two hands to make sure the handle doesn't come completely apart. The light over the sink is great but in the toilet closet where the shower is, it's dingy and yellow. Pillows are not great, but the bed was comfy. Greatly disappointed in the rooftop balcony! It was full of beach chairs and two old, ugly wood upholstered chairs. All this took up the entire balcony and we were unable to use it. I would expect that in an off-season, these types of repairs and upkeep would become a priority. I'm sure during the summer when prices will be much higher, you would not have allowed this to be the case.

Parking was a bit of a struggle but we made it work, listing wasn’t clear about sharing the garage with lower level guests. We also didn’t have much of a patio compared to the downstairs unit, just enough space for a few people to sit. The unit interior was great, but wasn’t stocked with some of the things it maybe should have been as far as utensils and spices (we do a lot of cooking). We left behind some basics like salt and pepper for the next guests. Overall it was a great stay and we were close to stores to get everything we didn’t have there.

This is a great location. We felt it needed some TLC. The mattress' and pillows left much to be desired, and it just needs some sprucing up. Otherwise, this is a great place. Very roomy for our family and met all our needs. We would come back again.

WARNING! WARNING! NO AC WARNING!
RENTER BEWARE! THIS UNIT DOES NOT HAVE AIR CONDITIONING. The amenities description clearly states that there is air conditioning. This is a bold lie. The owner has purchased a $285.43 12,000 BTU Portable Air Conditioner from Walmart or QVC! This thing is located to the left of picture number 5 (the front door) and drains into a mop bucket. You are required to empty this bucket to avoid a water slide in the dining room.
This portable unit will not cool the unit during summer months. When you contact Michael for help, he tells you to open all the windows and turn on all of the fans! He states that the unit will cool off by 10:00pm PST. It does, two days later!
On another note, the pictures need to be updated. Picture number 4 is not this unit. The furniture is correct on picture number 25. Picture number 12 shows the sink for the first bathroom. You will need an engineering degree to turn on the water for this out of date shower. Here’s a hint: hold the tab on the outer ring while turn the inner knob towards yourself. But, be careful… if the outer ring is turned to far to the left, you will need googles and a burn unit to save your skin!!
The televisions do not work. Michael is the proud owner of one Apple TV device. This unit only works when you have access to the internet. The modem MUST be downstairs in another one of the other two units. A family vacation usually ends with everyone around the television. But, ours ended with everyone using their iPads individually.

While the apartment is indeed very close to the beach, there are several negatives that far outweigh that benefit, especially in light of the high price we paid after including service and cleaning fees. We wish we had known the following before selecting this rental:
1) The listing claims the apartment has a/c, and while technically true, the system is utterly incapable of cooling down the unit. We should have known something was up when we noticed fans in every room of the apartment. After speaking to the owner about the heat, he suggested we open all the windows and promised that that would cool down the apartment quickly – instead, at 10pm still, we have been sitting in 85 degree heat attempting to cool down our toddlers and swat away the flies that flew in through the open windows.
2) The internet/cable modem is inconveniently located in the unit downstairs instead of our apartment. This means that when the renters downstairs unplug the device and are not home, you’re out of luck if you want to use the internet or watch TV.
3) If anything goes wrong, the owner is very responsive via text, but isn’t able to provide any meaningful help given the situation that we experienced. For the same price, we could have stayed at a 4 star hotel on the beach.
In summary, when paying a premium price, we don’t think it’s unreasonable to expect an apartment that offers a basic level of comfort or amenitiesl. Other positive reviews indicate that when things go well, staying at this rental can be a good experience, but when things go wrong, as in our case, it can be an uncomfortable and frustrating stay.

The house was great. There were a few hints that would've been helpful to know beforehand. The location is great but it does sit on a busy road making it very noisy. There is a pop up tent in the garage which is really nice as well as a port a crib. It says it has beach towels but being your own, the ones there are threadbare. Close walk to the beach and next to lovely year round residents.

This beach home is perfect for a vacation away at the beach. It is located in a quiet neighborhood and just a couple blocks from the sand. You can see the ocean from the top deck and there is a wonderful breeze that comes through the windows in the living room. The condo is bright and comfortable. Its a great place to bring beach bikes and ride and explore for miles! The beds were comfortable and the kitchen had adequate supplies if you wanted to cook a meal at home. There is a bit of street noise if you sleep with the window open. There was wifi but the code had been changed so we had to reach out to Michael for the new code. He sent us a new code right away. Thanks Michael for your help.

Very large and spacious. No wifi, but it was ok. Terrace was great and you can see the ocean from there. We just spent the week end there, but looking to rent in the summer for a longer period of time. Thank you Michael for allowing us to surprise my husband with his 70th Birthday there.

We are a family of 5 from New England vacationing for the first time on the West Coast so there are some things that are just different from an East Coast vacation at the beach (like no grass and a lot of people!). We rented the top floor of the home with 3 bedrooms and a nice view from the rooftop deck. The bedrooms all had comfortable beds so that everyone slept comfortably during our stay. However, the best attribute of this rental property is its location. You are literally a 3 minute walk to beautiful Newport Beach. The location couldn't be better for beach access unless you want to be beachfront. We rented bikes and had terrific access to the bike trail and frequently rode down to The Wedge in hopes of catching some of the surfers on the huge waves! Also of note is the convenient access to the PCH. The home was super convenient to Disney (25 mins, and we left at 7:30 a.m. hitting no traffic to the park), San Diego (90 mins or so) and Crystal Cove. We were able to bike or walk to all parts of Newport Beach and also Balboa Island, which I would highly recommend taking the very short ferry ride over to. Only one thing to take note of is the garage. We rented a Chevy Suburban XLT which was really too long to easily park in the garage; I had to coach my husband through parking the SUV each time we took the car out and back again to avoid hitting the other car in the garage. My recommendation would be to rent a smaller SUV.
Michael was excellent to deal with in all communications from start to finish. He answered all questions quickly and was really just super to deal with. We have rented houses from Montreal to Florida and almost every coastal state in between. This is one I would rent again should we return to Newport Beach in the future.
