This three-story beach house in Newport Beach is the perfect family vacation home and features an ocean view! Revel in quality time together, as well as a full kitchen, a furnished deck, and easy beach and bike trail access at the end of the street. And with only two houses between you and the sand and the famous Newport Beach three-mile boardwalk, life doesn't get much better than this! This ideal location, which some consider to be the best spot after Peninsula Point, is nestled between two piers on a beach that's frequently low on crowds. A playground on the sand is a mere two blocks away, and with beach and bay access so near, outdoor activities abound. Do some canoeing, kayaking, paddle boarding, jet skiing, bike riding (either cruiser, tandem, or four-seater paddle surrey), skateboarding, surfing, fishing off both piers, or learning to sail. Bring your own equipment or rent from multiple locations on the peninsula or Balboa Fun Zone, which boasts a Ferris wheel, game arcade, restaurants, and jet skiing. Or captain your own electric boat and cruise the bay by renting from Duffy Boats, just a short drive across the bay. Walk to either pier to explore restaurants and shops and treat yourself to breakfast or ice cream at the end of the Balboa Pier at Ruby's Diner. Book a tour of the bay and go whale watching or take dinner cruises. Take the ferry to Balboa Island and explore Marine Avenue with its delightful restaurants and unique shops. During the summer months, if you do not wish to walk along the boardwalk, please take the Balboa Trolley, which cruises from Hoag Hospital to the Balboa Village. Your stop will be directly in front of your vacation home. It couldn't be more convenient! Also, remember that Disneyland, California Adventure, Angel Stadium, and Honda Civic Center are all a reasonable drive away. This home has a light, bright, airy interior full of sea breezes enhanced by specially designed windows. Lounge comfortably after exciting days out and about by watching your favorite streaming services (courtesy of the high-speed internet) on the new large smart TV with Roku. Two communal living spaces are available. One is on the first floor and includes the kitchen, den/bedroom, family room, and dining room. The second is the entire third floor, which has a living room, dining area, built-in wine cooler, half bath, and furnished deck. The fully equipped kitchen includes a microwave, toaster, coffee maker, blender, electric hot water kettle, oven, gas stove top, and dishwasher, as well as enough cookware to prepare a holiday feast. The first floor accommodates 10 for dining, while the third floor accommodates nine. There is an outdoor shower to wash away the sand after your afternoon on the beach, and other amenities include a private washer and dryer and free WiFi. Enjoy the perfect beach life in your home away from home. Things to Know Check-in time: 4:00 p.m. Check-out time: 10:00 a.m. No smoking is permitted anywhere on the premises. This home is located in an area where disturbances and loud noises are not well tolerated, especially after 10 pm, as per the rental agreement. The fireplace is not for guest use. Permit # SLP12675 There is a Transient Occupancy Tax (TOT) charged to guests, which is 10%. Parking notes: There is free parking available for 1 vehicle. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. Our family of 8 absolutely loved our stay at this beautiful house! The location was perfect for everything we wanted to do while in the Newport Beach area and it was the perfect, comfortable “home away from home” for us. We loved the two separate family rooms and the home was stocked with everything we needed, including beach chairs and towels. The house was clean and charming. We highly recommend it and we plan to come back and stay again!

This house has old Newport charm but the updates you need! I was pleasantly surprised how well stocked the kitchen was with cooking utensils and everything you need for meal making. Literally a one minute walk to the sand and close to everything. Only thing to know would be that you can hear all the car traffic as it is located on the Main Street but the bedrooms are further back and it didn’t affect our sleep at all. Would definitely stay again!

We were very happy with our stay at Twin Dolphin. It’s conveniently located and the owners provide ample additional towels and chairs for use at the beach.
The property was clean and the kitchen well equipped.
The property management company used by the owners (Vacasa) was not responsive for a simple request — early check-in. We could see that there weren’t any guests staying the prior day and we were hoping to check in 2 hours early. We made 2 phone calls and sent 3 emails. We finally got a reply that said “we will get back with you”. They never did.
But, we would definitely stay here again.

Location of the house is awesome. The house is perfectly located in a less congested area between the two piers. Parking is a little difficult. Your given a spot in front of the garages, which would be illegal in most cities. Lucky for us it wasn't a busy weekend, so alternative parking was found.

We had a family reunion and needed a place that slept 8. We found this place and it is clearly advertised that it sleeps 8. When we arrived, there were only enough beds to sleep 7. When I called the management, I was told someone could sleep on the sofa.
We ended up buying a blow-up mattress and made it work. The house is in a great location, my grandkids enjoyed going to the beach. However, the house is definitely dated and needs some major TLC. Plumbing fixtures are loose, appliances are challenging to use, there is one usable shower for three bedrooms, etc. Would I stay there again...probably yes, but I would check other options first.

Despite a little bad weather we had a great time. The house is just steps away from the beach and in a central location to Laguna, Newport and Balboa Island. The house had everything we needed and then some. Kitchen has everything we needed.

It’s hard to review this property because on one hand the location/property is nice but on the other hand, there’s no rest or relaxation. After a long day at the beach or adventuring you look forward to a good nights sleep to recharge for tomorrow. Not going to happen at this place. Paper thin walls let in all the traffic noise, car engine noise, neighbors party’s, people’s conversations from the street etc. add the poor bedding and you’ll toss and turn all night and never get a good nights sleep which ruins anyone’s day. I’d bring your own pillow, mattress, and most definitely ear plugs or noise cancelling headphones and then you’ll enjoy your stay here and feel well rested.

This house is great! Very well stocked with everything you need for the beach, multiple bedrooms/bathrooms, and the upstairs deck and loft area were great for our teens and us! It was really great if the circumstances were better. Unfortunately there was an oil spill that closed all the beaches within 50 miles or more. We called to discuss options with management and also to report a missing cable remote (we were unable to use the tv due to this). I made at least 7 phone calls over the course of our stay without any resolution. It would have been so nice to have been able to just contact the owner and not have to go through so many different people and services. It was definitely a bummer because the house was fantastic.

Our family enjoyed our time tremendously at this beach getaway. The home was well appointed and the layout of the entire home across all three levels couldn't have been better planned, leaving plenty of spaces to spend time alone (e.g. working desk in garage/storage area, reading nook in front of house) or with our entire family (eg. upstairs loft area, patio deck, etc.). TV downstairs (with cable) and TV upstairs was also well used when we were not walking about Newport Beach from this centrally located home. Host provided beach blankets, chairs, small cooler, etc. was unexpected and a joy to have and allowed us to take full advantage of the beach just steps away. When planning a return to the area, I wouldn't hesitate to stay in this home again!

Awesome house and location
Loved the house - was perfect for young kids and right by the beach - you turn the corner and you are on the sand. A beautiful big beach also! The house has a lot of charm and loved sitting and hanging on the top floor and balcony. Rooms are great size and love how many bathrooms the house has!

Great location with tons of room. Close enough to walk to local stores and restaurants. The home is close to the street and you can hear a little bit of the traffic at times but overall nothing concerning. We had a few minor issues with the cleaning but the vacation company quickly and efficiently resolved my concerns. We will for sure be back again!

Rented the house for a family getaway. Beautiful house! Location is perfect, you still have your privacy but your still right by the beach. Perfect if you have teenagers that like their space. Would have given it 5 stars But the only problem we had was the walls are very thin and so are the floors so you could hear everyone walking from the floor above you also when the car is the drive-by sometimes it would shake the house a little bit but other than that we had a great time would definitely rent this house again!
