About this house rental
Located in Kansas City, this attractive house for $450 per night is a great option for your next break. ***Pricing during non-pool months can be determined by how many rooms you need. If you only need one room= $100 2 Rooms= $200 3 Rooms= $300 4 Rooms= $400 You will need to let me know to make a price adjustment at time of booking. *****POOL UNDER *****CONSTRUCTION for summer 2024, please check back for completion date. You are still welcomed to book if u have no need for the pool. My summer rates : May 2024 -Labor day weekend or until pool closes= A flat fee of $450/night After pool closes and you are only needing 3 or less bedrooms you will be able to choose your rooms when you arrive and the other(s) will remained locked during your stay so those who don't need the extra space will not be charged for it. No other customers/parties will be here during your stay. I can also adjust insurance options if you are having trouble with that option as well. This large former B & B House now known as Richland's Rustic Retreat is located on 12 spacious acres and boasts of an eclectic array of Antiques and Collectibles. The Bedrooms are theme rooms and named as follows: * The Patriotic Room: the largest features a 6 piece antique full size bedroom set and has it's own bathroom connected. All done up with antique americana items including victorian wear. * The Sports Room: features a 4 Piece queen size antique bedroom set and an extra antique twin bed with various vintage sports ensembles. * The Hat Room: features 1 queen bed with 150 + antique and vintage hats and 10 dress forms with victorian wear. * The Wildlife Room: features 2 twin size beds, large office desk, many pieces of taxidermy animals, mostly birds. The living room features a fireplace and bar and large flatscreen TV with more antique items such as hat wearing taxidermy and WW II propeller. The Kitchen features 5 burner gas stove, eat in kitchen with harvest table that seats 8, and a complimentary Candy bar (to satisfy your sweet tooth). The Dining Room features an antique piano and dining table to seat an additional 8 people. The Outdoor features a seasonal swimming pool (Pool will open May 2023 and closes mid Sept 2023) and large patio with lounge chairs and several tables and chairs (enough to accommodate seating for 30 + people . There is a volleyball/badminton court in the side yard with turf surface and more seating. Lots of sports equipment provided. I'm onsite residing in the lower half the of house, however, I will stay out of sight to make your stay more private. The house is 3 levels you will have the upper 2 levels while I'm in the bottom third. I can be contacted at anytime with questions (text is best). ***NEW: We now have feathered friends: chickens, guineas, peacocks, and pheasants. If strange cackles, hoots, and clucking bothers you, this may be too rustic for you. If you are interested in feeding them, I can definitely arrange that for you and your group. PLEASE NOTE: ALL 4 bedrooms are located on the second floor, there are 16 stairs to climb before reaching them. IF you are in no shape to walk up 16 steps, please book another location. Also if you plan to have extra friends and family over to swim, bbq, play, etc there will be a $5/person guest fee, this covers wear and tear on house/yard/pool/v-ball court and extra utility costs. I stayed here for my friends bachelorette party. It was the perfect spot with plenty to do. We loved all of the outdoor spaces- especially the pool and the llamas! Highly recommend!

We rented the place for our sons' graduation (ROCK CHALK!) and could not have been happier about the experience. Everyone loved the pool and our younger son really loved being able to feed the chickens and saying "Hi" to Truffle and Junior (the Llamas). Erin is WONDERFUL and communications with her could not have been any easier.

Erin is a wonderful owner and hostess quick to answer any questions that came up and ready to share her local knowledge. Here property is a working small farm with goats llamas chickens friendly cats(outside only). Her rooms are decorated in themes of classy Americana artifacts she has collected. We drove from Alaska and would definitely stay here again

We couldn’t be happier with our stay for our family gathering. We had nonstop fun making full use of the amenities from the pool to the ping pong to the fire pit and more. Erin was an excellent host and her communication and responsiveness could not have been better. The chickens, cats. Llamas and fish were a special touch that left lasting memories. As my niece was leaving, she hugged her grandma and told her she didn’t want to leave. Thanks for great memories, Erin!

Great place for a friend reunion!
A group of 8 of us stayed here for a college friend reunion. The place was clean & fun! The private pool was so nice & the well stocked kitchen helped us with things we forgot to bring! We had plenty of space to hang out and enjoyed different rooms to choose from to sleep. Would totally recommend this unique place!!
Our only recommendation is to have less decor in the hat room as it doesn’t leave a lot of space for suitcases & new mattresses in the sports room.

So much to do and enjoy while we reconnect with family. The best part was taking time to cool off in the pool and relax around there at dusk, watching the sunset and moon rise. Animals are a delightful sight and sound, including the far off sound of the trains. Taking time for our short three day stay was wonderful.

Property is amazing. What a great find. I have used VRBO's & AB&B's and by far this property has THE BEST host I have ever met. Erin is a rockstar! So friendly and accomodating. Bachelorette Weekend Celebration
We rented the property for my sister’s bachelorette party weekend celebration…. She loves barns & chickens so that’s what we were looking for along with a pool so this was perfect. We even did an old time photo shoot with the chickens, with Erin’s permission. Erin stays on the property in a basement apartment when guests are there. She is very sweet, helpful & really enjoyed visiting with her. She does have a lot of antiques as pictured which really makes this a one of a kind experience.
Kitchen was fully equipped. We went out to dinner at The Legends, which is close by and of course enjoyed the pool & all the privacy. We had a fabulous weekend & my sister had so much fun! I’d definitely recommend Erin’s home ❤️

Everything we had hoped for
We had a wonderful, relaxing time here. The pool was absolutely perfect for our 9 and 6 year olds, the house was so well kept and comfortable, and the whole process couldn't have been easier. Erin made it possible for us to just arrive and do our thing, with helpful little notes all over the house about pool towels, garbage procedures, WiFi access. So clever and just the right thing for us.
