Villa is located right on the beach. Disregard Google maps suggesting a walk to the beach. This 5000 sq ft private luxury Villa on the sugar white sands of famous Tropic of Cancer Beach also offers an infinity pool just feet from the beach and a view of Turtle Island beyond. The property is 40 minutes from the Georgetown airport (GGT); our Manager will meet you, at the Villa and help you settle in. This vacation escape is sure to promote a sense of relaxation and well-being. We have tried to think of everything make your experience magical - from good wine glasses to plastic picnic baskets. The expansive pool decks blend seamlessly with turquoise waters, offering the perfect place to soak up the sun, relax in the shade or enjoy outdoor meals on our large dining table. Turtle Island offers gentle protection from crashing waves as well as a perfect afternoon destination for a trip in one of our kayaks to pick souvenir sand dollars or explore the the Island's mysterious grotto. The Villa has two principal bedrooms on the ocean side with king beds, private bathrooms and ocean views through large sliding glass doors. The two back corner bedrooms have sliding doors to the deck (one with a spectacular ocean view) and two queen beds in each. One of the back corner bedrooms has an en suite bath. The middle back bedroom has one queen bed. Enjoy the seamless style of the designer decorated interior and exterior spaces complete with 22' vaulted great room ceiling with glittering sea glass chandeliers, cozy sink in sofas and large dining table to complement the fresh breeze and complete your experience. The Exumas are perfect for both relaxation and play. You can lounge around the pool on expansive sofas and sectional, or take long walks on the beach. If you are up for an adventure, you can kayak, snorkel or explore the hundreds of Exuma Cays that can be found on the "Exuma" page. The beach is also great for Kite Surfing: the beach is long and shoal-free, winds are usually strong and steady out of the East running parallel to the beach and Turtle Island offshore offers a protected stretch making it easier to launch your ride. Stayed for a week. Group of 10 friends. The house is stunning. The beach is perfect. Judy was so easy to work with. Grocery shopping is a must and it was easy to do. Went out to eat, cooked ourselves, had a chef one night. Definitely hire Chef Kat!!!
The beach is so peaceful and beautiful. I don’t have the words. I wish it was my house.

We loved the place! It had everything and pictures don’t do it justice. Judy was excellent and easy to help with any wish. This place is great if you want to feel at the edge of the world. It’s pretty far from town/ airport/ stores/ etc and road conditions are not easy. If you want to go and enjoy the peace and serenity this place is perfect! It was great for us to have groceries delivered and meals cooked for us at the house. Have a boat pick you up right on the beach. The half day excursion was the highlight of our trip. Thanks Judy!

We had a family of 13 stay at the house and everyone loved it. Plenty of room for adults and kids. The outdoor living space and pool added a fun area to hang out and relax and let the kids play. The house is exactly as described in the listing and photos. The beach and the location however are truly amazing. Everything we were hoping for and more. Crystal blue waters and calm enough to float and not get pushed down the beach. House comes with plenty of kayaks to explore the beach and islands out front.
Judy are house host was easy to communicate with and made sure we were set up with what we needed. I would recommend taking advantage have her staff do the shopping for you and have the house ready for when you arrive. Well worth the added fee. If not George Town or a convenience store with groceries is a bit of a drive.
One thing we were expecting different was the pool to be cooler. The pool was more at jacuzzi temps during our stay (90 degrees) but this could have been a circulation issue. But it did not stop the kids from enjoying it.
Some things we would have liked to have access to was cleaning supplies to wipe down counters and tables besides soap and paper towels, a stick vacuum and dustpan to clean the floors and throw rugs. When we requested the items unfortunately it was one thing we could not get.
A note to cleaning staff don’t forget to clean the slider door jam and check the deck area. Overall amazing time and we have recommended to friends.

I recently had the most perfect family trip in Exumas. The house was fully equipped, with a kitchen that had everything we needed. Its location right on the stunning beach was simply mesmerizing, creating a place you never want to leave.
While the house was a bit remote, it added to the charm. It's important to bring groceries and supplies since the location is secluded. The host was responsive and attentive throughout our stay, which enhanced our experience.
The only issue we encountered was the unpleasant smell of the water inside the house. However, despite this minor inconvenience, everything else was picture perfect. We can't wait to be back in this enchanting place. It's truly one of those destinations you never want to leave!

We loved our stay, the beach was awesome, the pool was great and the size of the home was perfect for our party of 9. We had two families traveling together so the layout of the house was perfect. The kitchen was well stocked and worked for a few meals. A few items that need to be addressed is the lack of cooling in the bedrooms. Ceiling and floor fans were a life saver, but should not be needed in this price point and "non-cancellable" booking. The main room has an additional mini-split, so it was very comfortable when we were all together. I never heard or saw the main contact for the house, as I had to email the owner from VRBO my concerns. This property location is awesome, but there needs to be some maintenance done on this rental. Overall, the beauty of the island and Tropic of Cancer beach made this trip unforgettable! I would highly recommend staying on this beach.

We had a wonderful week at this gorgeous spacious house right on the sugar sand beach. Although it was quite remote we loved having the privacy and peace and quiet. We did have a chef twice during the week which was wonderful. Also had jet ski's for a couple days which was a fun way to explore. We had 7 adults which ended up being a perfect number for the rooms and bathrooms provided. Such a beautiful paradise spot!

We stayed here with a group of 10 adults and the house was a perfect size for all of us. Judy is amazing, she was great at communicating before abs during our stay.We rented a van and used the chef services for a birthday dinner. The chefs were very sweet and the food was delicious. The Key like pie was a hit!
The view from the house is just breathtaking and might be one of the best view on the island. I highly recommend you staying here in your in Exuma! We can’t wait to return!

Fantastic Place, Location & Property Manager
The place is gorgeous! Located on Tropic of Cancer Beach, it is remote, but perfect for a private stay. Pool is fantastic, hot tub awesome, Villa has plenty of beach front and not many neighbors. Villa is updated, large, great stocked kitchen and Family Room/Dining Area/Kitchen made it a great place to hang with friends. We traveled with adult friends, 3 couples and 2 Singles, rooms were perfect. We used their Kayaks to get to 2 remote island locate just offshore. Another excellent part of the property was Judy, the Property ,Manager. She helped make out stay in Exuma. Only thing to look out for is flies/mosquitoes, bring spray as they get bad after it rains. 1 hour drive from Airport and 30 minutes to decent grocery store, so plan accordingly. And the road are worse than our streets in New Orleans, but a fun adventure.

We had so much fun here. The kids loved the pool, hot tub and beach. The beach was clean and soft and the ocean had gentle waves perfect for swimming, searching for shells, and kayaking. We took the kayaks to the nearby pair of islands and there was decent snorkeling between the two islands. The covered decks were perfect for relaxing in the shade.
The kitchen, grill and large dining table accommodated many home cooked meals. The house had the essentials covered, we made use of double set of washers/dryers and 5-gallon jugs of drinking water.
Judy and her crew were great, thank you! We rented jet ski's from Judy and they were delivered at the start of the day, and picked up when we were finished. So easy and fun.
Buying groceries was more challenging than I expected. Some days the grocery stores had bread and eggs, sometimes not.

Best Exuma property, view, staff and experience!
My husband and I and three friends had the pleasure of staying in John's house on Tropic of Cancer Beach and WOW. We will 100% be back.
THE HOUSE: The kitchen was well equipped and we had more than enough space for the 5 adults. Next time, we're planning to return with kids! The set up is great for families with children. Wifi was easy to access and always worked, everything was clean, furniture and beds were very comfortable. You just need to show up with a bathing suit and you're set! Two things to note-- use the baby oil for the bugs! Four of the five of us were fine, but sitting outside in the evenings one of us was eaten alive. She regrets not taking the advice on baby oil. Second is NOT a big deal, but just a note that the tap water is not for drinking and does have a well-water type smell. There was plenty of drinking water, and if we ever needed more Judy and her team had it there within an hour or two.
THE STAFF: JUDY!!!!! Unreal experience because of this marvelous woman and her family and friends. She made our stay so easy. Rented a car from Judy, and when we decided we didn't need it- no big deal! She took it back. Had meals prepared by Judy and her family--- INCREDIBLE! Worth it. After a long day at the beach, do you really want to cook a meal? We had 4 meals prepared and were never disappointed. Judy's husband Wade took us out on his boat for the day and we had the BEST time exploring and singing as we cruised with Wade, Justin and Judy. Judy had jet skis brought to our private beach one of the days and this is highly recommended! It was so fun to pack our snorkel gear and do a little exploring on our own! Because of Judy, we were truly able to unplug and live the "no worries" island life. It was amazing!
VIEW/BEACH: John's house is in the perfect location on the beach. You're a bit tucked away around a corner from the public entrance to the beach, and it's truly a private area. We kayaked everyday and spent so much time just sitting in the surf. Best part about this beach is how calm it is most days. You're not fighting strong currents or crashing waves. Absolute paradise!
Hands down, best relaxing vacation we've been on. Thank you to John and Judy--- and also a shout out to Brea's on the Tropic of Cancer beach. Cocktails and snacks available during the day, but be sure to bring cash! We recommend the vodka lemonade by Sandy and the conch fritters prepared by Jackie. We can't wait to return!!!

The house is perfectly located in the most amazing beach in Exumas , just get there an relax, our property manager and her team were amazing ( Judy and Renae ) you guys are the best. The house itself need more maintenance, the pool was impossible to use and the moment we arrive the house was disorganized and dirty in some places, all that was addressed and fixed beside the pool that was impossible to be fixed.
Overall the location and the beach made everything else like nothing happens

Slice Of Heaven On The Blue Waters Of Exuma
Judy the property manager was very responsive to our every need. The chefs prepared two excellent dinners at the home which everyone raved about. The home was very comfortable and clean. The pool and patio a great place to hang with the family overlooking a beautiful beach and crystal clear blue waters. A big thanks to John Falle for accomadating my family and sharing his slice of heaven.

Loved the short walk to the shack on the beach the food and drinks were convenient and delicious! The “getting there” is an adventure, but worth it. Prior to our arrival, wished Judy could have made communication smoother but eventually her crew was responsive and we got settled in.

We had a wonderful time. The house is great with all the amenities. Judy the property manager was extremely helpful. Be prepared though because the road to the house is rough but we’ll worth it when you get to the house.
