The building and rooms were stunning and the staff were absolutely lovely, plenty of parking as well

Large free car park. Restaurant staff & food v good. Comfortable bed.
Hideous climb to room 17, for 70+ year olds, no reception staff to bring luggage to our room. 50mm gap under bedroom door, fire precautions??? Dated decor.

The location was great, as was at a meeting over the road.
I didn’t like that there was no milk,sugars, in the room. Also there was someone’s used toilet roll on the radiator 🤮

The only positive I can give is the staff were very professional and helpful. Could not fault them.
The room provided was tired and in need of redecorating and refitting. The carpet has seen better days. The headboard on the bed was so worn I woke thinking I had developed soot coloured dandruff, the pillow was covered in small particles of black vinyl. The ceiling was papered, but this was sagging in places. The floorboards created a tuneful dawn chorus from the room above, I know it's an old building, but I also know this can be remedied. We were also entertained by a cascade of waste water from the room above, this was fortunately on the outside and was due to the waste pipe being disconnected.
Unfortunately due to a long journey ahead, we decided to have breakfast. This was underwhelming, bacon often tastes better when cooked rather than just heated through.
The main disappointment with this hotel is that it could be so much better, with a little more attention to detail.

Location
Very run down and shabby. Cold room with faulty secondary glazing fronting on to a very busy road. AWFUL

Breakfast was lovely. The staff were friendly and efficient
A more dirty and depressing room is hard to imagine.
Scuffed paintwork, peeling paint on pipes, exposed electrics on broken towel rail, disgustingly dirty shower, broken safety catch on window, greasy fingerprints around light sockets, shower controls rusty and full of dirt.
Manager agreed a refund but 2 weeks later that remains unpaid

Staff friendly and helpful
There was a freezing cold gale blowing through the window even though there was secondary glazing. One bed side light didn't work the furniture was dated and scratched

Small room but comfy. Had what I needed and easy to get to
bathroom was cold as heating was not working. I was out in the annex room, so had to walk outside to get to my room which was not a problem but first night there was a terrible noise coming from the pipes in the room. the number they gave was not accessible so had to walk out to reception to get someone to have a look at it, which the noise ended up being from a leak in the room next door. eventually the noise stopped but this was a couple hours after I tried to sleep and the noise was already there when I turned up. it was only noticeable when I turned everything and went into bed that the noise was deafening. once that was fixed, this was past midnight, I tried to sleep but 10 mins later the rooms above me sounded like there was a party going on. the ceiling was so thin you could hear every single word being said and the worst thing is the footsteps was so loud it was kept waking me up. literally every footstep was like a giant bfg footstep. this went on till about 3 am and i had to be at 5am! second night wasn’t so bad but if you are staying in the annex, be prepared to be kept awake from the noisy footsteps from the rooms above you. to seal the deal, at 5am I was awoken by a massive crash of bottles outside, this was the bin men who collected the glass bins and this was right outside my room. don’t think I would stay here again. lost two night of sleep. failed to refresh the tea box when the next room had biscuits.

Staff were welcoming and friendly. Easy to find location.
Beds were to soft like laying on a marshmallow. Walls were paper thin could here all the other guests just talking. WiFi was horrendous and couldn't get phone signal.

The restaurant
The room… I felt like I was in wet damp store room.
My window was right next to the kitchen staffs door.
There smoke was coming through my window and I had to stuff a towel under the door.
While I tried to sleep there seemed to be a party above me and kept me awake till 4am. Every time they flushed the toilet the copper pipes would rattle and wake me up.
Then I’m the morning I tried to take a shower but the water pressure was so strong it almost blinded me.
While I tried to shower it felt like someone else was using the water line and my water turned into scolding water which almost burnt me several times.
I would definitely not recommend sleeping in that room again!
I’m sure they have other rooms which are more comfortable
