Access to elevator with suitcases not easy to get to, but porters were available to help out

Easy to find, simple check in. Spacious room and bathroom. Excellent water pressure in the shower. Comfy bed and high quality cotton linens. Varied enough breakfast, excellent croissants and coffee.
Small shower. Weak air condition for such a big room. Bad window insulation, could hear the traffic way too good. Average savory part of the breakfast, but this is something to expect in Italy.

A nice hotel nearby Arezzo city center (15 minutes walk by foot from the main piazza, 20 minutes from the train station). Very clean, bar is open late. Quite spacious rooms, with nice views (of the city center on the hill or on the mountains).
