The property location was very convenient to the township, being a 10 minute walk and a 20 minute walk to the Roman Forum. The room was comfortable enough and has a small kitchen and a large outdoor balcony. Our host Vincenzo was very nice and helped us with a map and directions to the tourist locations on our agenda. Breakfast was simple but nice, with pastry's, coffee, cereal and friut.
We were unaware that the room we booked was on the top level (maybe 3 floors up without an elevator) that we didn't anticipate. We either had to lug our suitcases up 3 flights of stairs or leave them on the ground floor at the door and take what we thought we may need. We left them at the front door. The beds were very small and a little uncomfortable but clean.

Loved the room, the breakfast, the staff, the location.
Air conditioning in the room could have been cooler but everything else was perfect!

The location was perfect for all top attractions. If want to go Vacine city 1hr walk which was perfect with weather. Collisum was 20min of walk
Shower didn't work very well and doors on bedroom s were not working very well.
