Very clean, location very good for town centre and racecourse.
Very warm in the the room, only a fan ( wasn’t doing anything really!) has been very warm though so probably not always like this.

We particularly liked the location.
Staying at such a warm time it would have been good to just have a sheet for the bed . Also a good fan and to be able to open the window further . We should have taken note of the info regarding not suitable for anyone with physical dissabilties , being that our room was up 4 flights of stairs .

The location was great, just a cock stride from the town centre. Free parking is always a bonus. Our room (9) was very clean and spacious.
The price was quite steep at £187/night, when you consider they do not serve a breakfast. There were no hosts there, all communications were by text and email. The room was very hot. One of the two windows did not open and the other only opened a couple of inches. The bed was very low to the floor, making it quite difficult to get out of. The tea & coffee making facilities only had three sachets of milk and it was oatmeal milk which tasted absolutely disgusting in the single morning brew we could make.
