The location is great. It is in the middle of town and you can walk to almost everything.
The amenities say that there is an elevator, which is true but there are 4 steps to get to the elevator. Also, no where in any of the reviews or description of the place tells you that you will be sharing a kitchen with 2 other rooms. It was fine in the end but I was surprised by this. The room was actually big for European size but there are a couple of steps going to the unit as well as in the room - again, this was a surprise from all of the rooms.
Finally, if you are coming from the train station be aware that yiu have to walk 10 mins up and down cobble stone roads. This makes the walk very long and difficult. There are no cabs at the train station so we walked and we were exhausted by the time we got there. I would suggest arranging for transportation after you get off the train.
Also, the description of the hotel says that there is transportation to the airport. Make sure you do this ahead of time as you need to contact several individuals to get a ride.
Another thing, if you do not have a car and you plan to go to Hadrian's Villa - there is a bus to take you there. It is inexpensive but you need to be like a new Yorker and go out in the middle of the street to make sure the bus driver stops! It is bus 18 at the Garibaldi stop.

Location was great - our room very comfortable, good bathroom & great air conditioning (it was hot!)! View of the castle & balcony were also a bonus.
Called a B&B, but no breakfast (think that's flagged on the booking page).

Great communication with host throughout--from booking, to getting entry instructions, to communicating during stay. Excellent location--so close to everything! The room was large and comfortable for European standards. We were so glad to have air conditioning, as it was very hot and muggy during our stay. The room was spotlessly clean. Beds were comfy. The housekeeper was fantastic--so kind! We had morning tickets to Villa Gregoriana, and came back to the room sweaty. We had checked out, but were allowed to leave our bags in the common area. The housekeeper saw how hot and sweaty we were, and let us shower before grabbing our bags and leaving.
The toilet is very low--it wasn't difficult for us but might be for others. It's not expensive to change this out.

It had a nice view
It was difficult to find parking, It was a bit difficult to enter the property, water in the fridge would have been nice, cleaning staff entered my room the second day and was telling me I had to go so they could clean the room. An option to decline would have been better.
