Our room was very clean and modern - everything looked brand new. The best part was a spectacular view (and a private terrace) overlooking the hills, mountains and Perugia. The couple working at the hotel were just lovely and very kind and helpful during our stay. We walked into the center of town every day, which was probably about 25 minutes. You need to be fit in Perugia, as it's hilly! We went to a lovely wine bar twice which was near the hotel and also had two nice dinners which were only about a 15 minute walk.

Fake flowers everywhere Nowhere to sit comfortably outside. Shade needed for outdoor seating. Too much processed food at breakfast Tidy up communal areas and make them look nicer.
