What I liked
The apartment itself was excellent: very spacious, beautifully renovated, clean and comfortable. I stayed for two nights and had no complaints about the room itself. There were plenty of power outlets and lights throughout the apartment, making it very practical and comfortable.
My apartment was on the second floor, with lovely green views from the windows and a balcony where I could sit outside and have tea. The kitchen was useful, and Wi-Fi was easy to connect to and worked perfectly. There is also a washing machine and dryer available for a fee. They are a little difficult to find, but having laundry facilities was very convenient.
Check-in was also very easy. There is a machine near the entrance where you enter the required information/code and receive your room key automatically.
What could be improved
The main issue was communication. Messages asking practical questions were not answered, and reception is staffed only during limited hours. In particular, the check-out instructions were unclear. Guests are told to return the key to reception, but when leaving around 8:00 a.m. reception would normally be closed. I sent messages the day before asking what to do but received no reply. Fortunately, someone happened to be there that morning and told me I could simply leave the key in the room. Clear written instructions for early check-out would make the stay much less stressful.
The waste-disposal instructions were also confusing. I could not understand where different types of rubbish, bottles and plastics should be disposed of. The information indicated one location, but the actual waste area appeared to be elsewhere. More detailed instructions would be very helpful.
The kitchen is well equipped overall, but there was no kitchen knife, dishwashing liquid or sponge, which was surprising for an apartment with a kitchen.
One other consideration is transportation. The nearby S-Bahn service is not very frequent, and delays can occur. On my departure morning I waited around 20 minutes for the train. If travelling to Munich Airport or somewhere with a fixed check-in time, I would strongly recommend allowing at least 30 minutes of extra time.
Overall, the apartment itself is excellent and I enjoyed my stay. Everything was clean, spacious and well maintained. However, clearer instructions and more responsive communication would make the experience much better, particularly if something unexpected happened during hours when reception is closed.

Conveniently next to train station and opposite a supermarket.
There weren't clear instructions about check in, but staff were helpful once we got in. I also found doing our own rubbish odd, and weren't able to find the designated rubbish bin even after being told directions. However, the lovely cleaner took our rubbish for us.

The apartment was clean and spacious.
Very modern too.
The Train station was right beside the apartment, easy access to the Münich city.
Nice and quiet too.
We didn't get our room cleaned in the middle of our stay.

clean and spacious room w kitchen. very clear instructions on how to self check-in as we checked-in over the weekend (reception is closed on weekends). reception (when open) also offers luggage storage. walking distance from Mittersendling S-bahn station (less than 5min walk). staff were friendly and helpful :)
the room had a strange smell upon arrival, which only dissipated after ventilating the room by keeping the window open throughout our stay (2 nights). we would recommend installing an air purifier or air freshener to improve air quality. for future guests, it is also advisable to air the room immediately upon check-in.
