Located on the edge of Sterling city centre, with easy walking and car access. On arrival, staff really helpful and quick to process details. Room 1 was plenty big enough, light and very quiet away from roads. Good breakfast and value for money.
Bit of a musty smell from the room, probably needs some windows open, but given its proximity to the car park and opportunity to steal, those windows are best shut! Shower was weak and disappointing.

Friendliness of staff, bedding & towels were very clean & location of guest house. Didn't have time for breakfast but was told by other guests it was lovely.
The building is in very poor repair, shower was pretty useless going very hot & cold, wallpaper peeling & stair rail loose.
