Had to get bathroom Re-cleaned as the toilet had not been cleaned.
Poor. Orange juice watered down. Some Plates were wet as though they had not been dried properly. Had much better Continental breakfasts. Location good for what we wanted at time but some bedrooms in front were noisy as it is on the main highway.
It’s an old establishment and very much reflects bye gone times so good in that sense but could have been much cleaner.

OK and right in the way
The manager (owner?) was very kind to show us all available rooms when we considered renting two rooms rather than one family suite for 3 of us. Room was nice and warm on a cold night. The toilette kit was amazing - more complete than on airfare first class!
Room could have been cleaned much more thoroughly- there were little bits of garbage under bed and night table, thick dust on water kettle and bedside lamps… stopped looking after that. We found a dried spot of blood on one of the pillowcases… not from us (gross!) we were booked for 3 people but had to ask for sheets/bedding for foldout bed, towels for 3rd person and only had 2 teacups and 2 glasses. Easily remedied just annoying.

great location if your on a budget
breakfast was basic but filling . Location was very good
the bathroom was terrible. The toilet had a shower head installed in the sidewall of the cubicle, so when showering 2 sliding shower curtains were pulled around you. The entire toilet floor area was soaked after a shower, very, strange.

This property did not live up to its ratings and is extremely poor value for money
The location was good.
First of all, there was no fridge in our room. No tea or coffee. The place was spooky because there was no-one else there. We paid someone for our room when we arrived and didn't see anybody after that and we were there for 2 days. This property is over priced. We could have stayed in the motel across the road for half the price but we were led to believe from the ratings that this place was something special. There was no room service ie our bed was not made for the second night and there was one tiny cake of soap for 2 people for 2 days. Breakfast was very basic and not up to the expectations of the ratings which mentioned that breakfast was amazing. This place had good ratings and did not live up to any of them. This place has loads of potential but has a long, long way to go. We left the place feeling that we had been ripped off!!!!! This is the first time that Booking.com ratings have let us down badly.

Comfy with a touch of history.
I loved the history behind the The Boutique Hotel. The room was nice and the bed was comfy. This room had a little toilet and little shower. We didn't use the shower, it was a little claustrophobic. It was OK.

A charming place for the next family to stay
The host was lovely and welcoming. I asked a lot of questions at the beginning but they were very patient and accomodating. They also made sure that my daughter is comfortable. The house is beautiful. It’s way bigger on the inside. There’s a downstairs area where the dining is, and there’s a fireplace. They have a nice library area where guests can sit (with another fireplace there too). Our room has heating, and the bed was comfortable. If you like charming places from a bygone era like me, this certainly is that place. Location-wise, it’s only a few min walk to Blackheath shops.
This didn’t affect our stay at all. We did wished the tv has bluetooth function so that we can cast shows from our phone. But after a few minutes we got used to it and decided to spend our downtime reading instead (there’s free to air channels though)
