Pool was great. I had to leave early for my flight so they prepared an excellent take-away breakfast. The bathroom was amazing with a leafy water feature. Staff were friendly and quick to attend to requests.
The room wi-fi was a bit patchy at times. I suspect some of this was beyond their control as there was an wifi node in the room.

We had a very enjoyable stay at Waterland. The property is in a beautiful, quiet and scenic setting, making it a great place to relax away from the busier areas of Negombo.
Our room was very spacious, and having our own private pool was definitely one of the highlights of the stay. It gave us plenty of privacy and made the experience feel that little bit more special.
The staff were extremely friendly, welcoming and helpful throughout our stay. They helped us with our luggage, upgraded our room, and even prepared an early breakfast for us when we needed it, which we really appreciated.
Breakfast was excellent, with a very good variety of options, and everything we had was fresh and tasty. The Wi-Fi also worked well during our stay.
Overall, we found Waterland to be a very peaceful and relaxing place to stay, with good value for money. The spacious accommodation, private pool, beautiful surroundings and welcoming staff were the highlights for us.
The main negative was that we unfortunately saw two cockroaches inside our room during our stay. We understand that insects can be more difficult to avoid in a tropical environment, but it was still unpleasant to find them inside the room.
The location is also a bit of a trade-off. While we really enjoyed how peaceful, quiet and scenic it was, the property is somewhat out of the way from restaurants, shops and other places, so you generally need transport to get around.
