This is the best place to stay in Khiva! The location is perfect as it’s located in the heart of Ichan Kala. The property has the most beautiful garden which has tables to eat breakfast outside surrounded by its beauty. The rooms are very comfortable and clean. The guest house is run by the most wonderful family who are very lovely, friendly, and helpful! I highly recommend this place and would come back again next time! Thank you for the best hospitality!

The family running the guesthouse were friendly and very kind. The breakfast was delicious and there was always a lot of food to choose from, it also had variation each day.
The guesthouse itself was located in a very quiet area, and as the room has double glazing, even if there was music playing outside you could not hear it.
There was also a cute little cat, Mush, who came for a pat and company every day.
The garden is lovely and helps keep the patio cooler in the hot months. The aircon is robust and paired with the mud brick keeps the room cool.
The guesthouse was easy to find and everything in old town was walkable with resultants and cafes near by. If you were happy venture further there is a supermarket about a 25min walk away.

We had a wonderful stay here. The host was exceptionally welcoming and kind. We arrived early after taking the night train, and he very kindly allowed us to check in ahead of time. Our room was spotless, with a comfortable bed, perfectly clean sheets, a clean private bathroom and drinking water provided in the room.
The guesthouse itself is charming, with a beautiful front garden where they grow fruit. When we arrived, the host gave us a bunch of peaches picked straight from the tree, and they were delicious. As we were packing to leave at the end of our stay, he knocked on our door with another bag of fresh peaches for our journey. It was such a thoughtful gesture and made the stay especially memorable.
Breakfast was very good, with a nice selection of food, and it was lovely eating outside in the garden.
The location is perfect. The guesthouse is inside the old city walls, only about a minute’s walk from the main streets and sights. The surrounding streets are beautifully lit at night, and there is something very special about waking up in the old town and walking through it in the evening.
They also have a very friendly and incredibly soft cat, who was a lovely companion while we relaxed in the garden and listened to the sounds of the old town.
Nothing—we had a lovely stay and felt very welcome throughout.

Great location and comfortable room
$15 USD for a small washing, the hosts felt very stand off-ish and rude at times.
When leaving for the airport, basically tried to make us cancel our Yandex (Uber) so they could take us and charge A LOT more money… felt rather scammish.
