Situated 5 minutes away from Central Rotorua, and far enough from the unpleasant sulphur smells. Big house with many bedrooms.Modern, clean and contemporary lodge packed with all facilities. Recently refurbished tastefully throughout to meet the needs of the most discerning holiday makers, a spacious home that can accommodate that smaller family looking for quality and individual space, to that larger group such as sports clubs, corporate functions or weddings parties looking to stay together. Nestled into a quiet residential street, the house has the facilities you would expect to find in a property of this size and style. Included at no additional charge: 6 bedrooms, 2.5 bathroom/toilette, 10 beds, 3 big gardens separated have all an expensive view of the whole city and Rotorua lake. Fully equipped big kitchen with all cooking facilities and dinner service cutleries. family BBQ in the pavillon Special features include games room with pool table and 2 big street gaming machines Washing machine, dryer and laundry, dishwasher, hair dryer, high speed fiber Wifi 50-inch TV in main lounge Heat pump upstairs and downstairs. Hot/Cold water 24 hours Beddings, linens, shower gel, shampoo, washing powder and washing-up liquid provided Reserve with playground across the road, bus stop out the front, ample parking on the property. Video surveillance (CCTV) outside the house to keep you property and cars secure. Special conditions: For our neighborhood relationship, please don’t make unexpected noise and no party; Check in after 4PM and check out before 11 AM. Smoking outside only and no cigarette butts in the house or in the garden. If you need to use the BBQ, please contact me when booking. If you need airport and station transfer/pick-up service, or tourism guide and car service, please contact us with your requirements.

We enjoyed our stay here. It is difficult to find accomodation for 14 people. Emma was efficient and easy to deal with.
The place has amazing views and easy access to attractions. The house is however old, and in need of repairs. E.g the living room roof needs attention, and the bean bags need way more beans.
The house is just tired. In saying that we did enjoy our stay and would recommend it to other large families.

The property is very tired and unclean. Garden a scruffy mess. Musty smell and many of the rooms in the basement. Look else where.

Our experience was awesome was a nice big home perfect for a big family like ours only thing that was bad it was very clean the toilet was dirty cupboards in the kitchen were stink there were mouse traps in visible places & the switch on the main flicked off twice & the vacuum was horrible but it's a very spacious home in a nice quite area & the games room was a hit for the kids.
