My wife and I rented this property for a 5-night stay. We ended up staying for less than 30 minutes. I will list issues and provide direction so that you can better “book with confidence” with VRBO.
1. Parking Garage: First off, the parking garage is not connected to the building. You must park your car, and walk down the car ramp (no stairs) to a neighborhood that is not the safest. There are people just hanging out on the sidewalk, others begging, and/or harassing you as you walk from the parking garage to the entrance of the building. The parking garage is overrun with bird and rat poop—it looks like it has not been power washed for at least a year.
2. Building Security: Anyone can walk in and use the elevators and access any floor or hallway in the building. There is someone at the front desk who is just watching television. You don’t need a key card to open the front door and/or use the elevator.
3. Common Areas: Ask for photos of the hallways, front desk area, elevators, etc. At best, the place is a “run down college dorm.”
4. Health Hazard: THE WHOLE BUILDING REEKS OF MARIJUANA. My wife is a double lung transplant recipient and we immediately determined we could not stay there. We reported this hazard to both TrustBNB (property manager) and VRBO and they didn’t seem to care. If we stayed even one night, I was concerned my wife would be in the hospital. Apparently you have no recourse with VRBO or TrusrBNB if a place is a health hazard.

2nd bedroom has a big opening to the kitchen. No privacy. Barely enough utensil and dishes. No place to sit and have a dinner together.

This was a terrible place to stay, albeit in a great location. My sister slept on the futon. No linens were provided for it, except for two ancient pillowcases. My fitted sheet had a weird stain on it. When I stripped the bed to wash the linens, I discovered there was no mattress pad. The mattress had a large stain, looked like blood, and an even bigger urine stain. All the pillows in the apartment were ancient, with pillowcases but no pillow covers. The place also smelled like cigarette smoke despite the "no smoking" policy. We were in Philadelphia for a major event and had no time to switch to a hotel. We ended up buying a mattress pad, sheets and a furnace filter at the nearby Target instead. All the host offered was to reimburse us for these items. Do not stay here. Bad host.

I don’t normally write reviews, and the few I have were to share an excellent experience. That was not the case at this property. What attracted me to this property when I booked it was the safety referred to in the listing. Door person 24 hr, private parking garage in Philadelphia is essential. This was important since we were in town for our granddaughter’s surgery at CHOP and I knew we would be coming in at all hours from the hospital. The parking garage was filthy, poorly lit to no lighting, and certainly not monitored in any way. After leaving, we were notified by property owner the garage wasn’t even available for some reason. I shudder to think of trying to park on the street in that neighborhood. I highly doubt my car would have been safe . No card was required to gain entry to the main entrance and the woman at the desk never asked if we belonged there or checked identification. After coming in quite late from the hospital, we had to get past liquor bottles littered on the street and walk past some men congregating on the street and sleeping on the bench outside. We reached out to property owner and Vrbo directly to express concerns and we’re told that “safety” is not guaranteed and would not be a reason for cancellation or refund. We left after staying 2 nights and moved to a hotel that was clean and safe. In fairness, the inside of the unit itself was clean and otherwise as advertised. When leaving, and taking our bags to the car, we had to step around a large puddle of urine on the elevator. We notified the girl at the desk, she didn’t seem surprised and barely acknowledged us. I do believe if you highlight safety features at a unit, it should be a safe location. I would not recommend this rental.

The property was great. Convenient to groceries and necessities. Restaurants were a short walk through some neat neighborhood streets. Having access to a parking garage is a definite plus. We didn't have a car at the front end of our stay and walked to the tourist hot spots which was a bit of a walk, but not unpleasant.

I own a few rental properties myself. I was blown away by this property. The communication prior/during/after the stay was top notch. Instructions, video tutorials, pictures and on site notes made check in and check out seamless in a very hectic area of downtown Philly. The bedrooms, bathrooms and kitchen were impeccable. Very stylish and equipped with all of the amenities that a traveler could hope for. I was so impressed with this stay, that I will be offering many of the amenities that this property manager implemented ~ at my rental units. Thank you for making my best friend’s 50th birthday a memorable one!

We rented this unit to go to a Phillies game and visit some of the historic sites. It was great to have parking because parking is very limited in the city. Read the instructions for checking in and getting the key fob for the garage and you shouldn't have any issues.
The apartment was plenty of space for the five of us. The sofa bed was comfy which is not usually the case! There is a subway station right across the street for easy access to the ball parks and the historic area downtown.

We rented this unit to go to a Phillies game and visit some of the historic sites. It was great to have parking because parking is very limited in the city. Read the instructions for checking in and getting the key fob for the garage and you shouldn't have any issues.
The apartment was plenty of space for the five of us. The sofa bed was comfy which is not usually the case! There is a subway station right across the street for easy access to the ball parks and the historic area downtown.

The rooms are pretty clean and nice, like the picture shows. The location is very good, take 3 minutes walk to subway station. Target is round the corner, a lot of restaurant within 10 minutes walk. One night I heard the neighbor talking loudly.

Not so good:
* SAFETY: the Ikea barstools are loose and missing screws. They are not safe to use.
* The couch is big enough for 3. There is no other chair-height seating in the living room. For a 2 bedroom place there aren't enough chairs.
* The Ikea knife set is terrible. The black coating is coming off on the blades, which means little pieces of it are likely getting in your food.
* No measuring cups or spoons in the kitchen
* There were some ants in the kitchen
* When we arrived the towel rack was broken/missing. This is the only issue I brought up with the host because I didn't want to be charged, and they acknowledged it and said it's being fixed.
* The second bathroom door doesn't close all the way so you can't lock it.
Summary: the host seems to have used a lot of Ikea items to save money and keep costs low. Several issues need to be fixed. If cost is your only concern, this place is a good place to sleep.
Note: if the property manager sends me an update in a few weeks that most of these issues are fixed, I'm happy to update my star rating and leave it to the next person to confirm the fixes.

Went with my Brother to check out the Rocky Steps and go to a sixers game. Place is located very close to everything. Very easy to get in and out of condo. My only complaint is the coffee maker is something I’ve never heard of but Starbucks is a 2 min walk away.

Another Great Stay
We returned to the location, and it was just as enjoyable as the first time. Even more so this time around as we were familiar with the surroundings. The communication with Elizabeth and her attention to detail will always make her and her properties my first search when I'm looking to book something in the city.

Great Stay, Even Better Communication & Service
Perfectly placed minutes from Center City, Philadelphia, this location is surrounded by great eateries as well as a Target, Starbucks, etc. right across the street. While our stay was beyond enjoyable, it was only eclipsed by the communication with the host/property owner, Elizabeth, who was extremely helpful and informative throughout the entire stay. While I look forward to my stay here again, I'm also interested in the other locations that she and her husband operate too.

Midwinter break
We enjoyed our stay thoroughly. The property was clean, accessible, and comfortable. Bring your own kitchen supplies and know Target is right next door for any necessities. Wifi was flawless. Two large windows light the place. The second bedroom has a cut out in the wall to allow light in; this can mean noise from the TVs or main living space can carry in. The keyless entry and parking make this rental ideal. We were able to walk to Geno’s and Pat’s for dinner, as both places are only half a mile away. Thank you for the memories!

Comfortable condo with parking spot
Condo just as appears in pics. Clean and nice decor although vacuuming around small nightstands could be more thorough. Sleeps 6 but is more sized for 4 during daytime use. As in the pics, is just the couch and bar stools for late evening pj lounging. Free parking spot is great. Definitely watch the extremely helpful videos provided before check-on on how to access gated garage and getting from garage to condo. Requires retrieving key from condo to access the parking garage so have a plan before arrival. We took short Ubers to South Philly recommended restaurants but could walk on a warm day. Good diner across street and near upscale food shop. Would stay again.

Perfect place to stay in Philly!
This property was exactly as pictured, with all amenities as promised. Beds were very comfortable, everything was clean and neat. It was so nice to have some coffee/tea available to make for ourselves, and also ice cubes in the freezer. (One suggestion is for a dresser or luggage rack, or even a chair in bedrooms to keep suitcase on, instead of floor.) Free parking in ramp was such a bonus. We left our car for four days and walked nearly everywhere, or took a quick ride share when we were tired. (Hop on/off bus stop is only a few blocks away). Broad St. is very walkable and we could have used the subway. Location is about 2 miles from the Liberty Bell area and the Art Museums, but we like to walk so it wasn't a big deal. Neighborhood felt safe, even at night for myself and my 24 yo nephew. Plenty of restaurants within walking distance in Italian Market and Passyunk neighborhoods. Communication with owners was excellent. Make sure to watch video they send to know how to access the ramp/get into the building. It really helped. Suggestion: when checking in, if there are no parking spots in front of building, you can park on side street next to Sprout Market for 90 minutes free. Plenty of time to get into condo to retrieve fob for ramp. I would highly recommend this property. I would stay again next time in Philly.
