Patrick Beach House is an elevated five-bedroom, three-and-a-half-bath beach home for up to 10 guests. With two separate living rooms, two large ocean-view decks, a ground-level patio, and a front balcony, your family has room to come together—and space to unwind separately.


Picture long meals around the table, children choosing a favorite board game, and quiet moments with a book overlooking the ocean. It’s a setting for the family time you’ve been looking forward to all year.

Important: Stair Access


Every entrance requires a full flight of stairs from ground level to the main living level. Please review the stair-access photographs before booking to make sure the layout suits everyone in your group.



Main Living Level: Meals, Conversation, and Ocean Views


The open kitchen and dining area brings everyone together with ocean views as the backdrop. The fully equipped kitchen includes a six-burner Thermador range with griddle, along with large pots and cookware for lobster and seafood dinners.


Take dinner outside to the spacious covered dining deck, with its Weber gas grill, large outdoor dining space, and panoramic ocean and sunset views. The street-facing front balcony offers another spot for morning coffee or a quiet read.


This level has two queen bedrooms, including one with a private en suite full bathroom. A half bathroom and laundry area with a washer and dryer are also on this level.



Upper Living Level: Space to Spread Out


Upstairs, the primary queen suite has a private en suite bathroom. There is also another queen bedroom, a children’s bedroom with a twin bed and pull-out trundle, and an additional full bathroom.


The second family room has a smart TV, while the wet bar includes a refrigerator, freezer, and instant hot water for tea. Settle into the cozy sunroom with books, toys, and board games, or step outside to the spacious upper sun deck, where a sectional and lounge chairs invite you to relax with panoramic ocean and sunset views.


Central air conditioning and two smart TVs add everyday comfort throughout your stay.



Ground Level: From Sandy Feet to Backyard Play


After the beach, rinse off in the hot-and-cold-water outdoor shower, complete with a dry changing area and foot wash. Outdoor hoses are also available for rinsing sandy feet and beach equipment.


The ground-level patio has a dining table, and the backyard swing set gives children another place to play.


A designated garage space accommodates one car and provides storage for beach gear, along with a small freezer for ice. Parking is available for up to five vehicles in the driveway, plus one in the garage. Street parking is not permitted.



The Ocean Across the Street—and a Family Beach Nearby


The ocean and the local surf area known as “The K’s” are directly across the street. This shoreline access is separate from the nearby lifeguarded family swimming beach.


Roger W. Wheeler State Beach, also known locally as Sand Hill Cove, is approximately a 10-minute walk from the house. Its gentle surf and gradual drop-off make it a popular choice for families with young children.


For outings beyond the neighborhood, Scarborough State Beach is approximately a five-minute drive away. The Block Island Ferry is a short drive away, and the restaurants and attractions of Galilee—including George’s of Galilee—are nearby, as is Fishermen’s Memorial State Park.



Planning Your Stay


Maximum occupancy is 10 guests. Summer stays are offered in one-week blocks, with one rental week per group; multi-week reservations are not accepted.
