Situated in Sand Hill Cove, this lovely house for $329 per night is a fantastic choice for your next break. Located in the beachside community of Breakwater village situated at the tip of Pt. Judith, this 3 bed, 2 bath home offers 180° panoramic ocean views and access to a private sandy beach! The second floor living area has a beautiful open floor plan with cathedral ceilings and endless ocean views. The open living space includes an eat-in kitchen which seats 6 and a living area with a comfortable sofa, chair and mounted TV. As you exit the glass sliding doors from the second floor living room, you find yourself on the spacious deck facing the ocean where you can enjoy your morning coffee or an evening dinner with the family. The refreshing ocean breeze, the salt water, and ocean views are the perfect combination for relaxation. The deck has an outdoor table with an umbrella that seats 6 as well as a gas grill (grilling utensils provided). The deck has stairs that connects to the ground for easy accessibility and convenience. The master bedroom is located on the second floor with a queen size bed, a nightstand, dresser and of course ocean views! A spiral staircase will connect you to the first floor where the other two bedrooms, laundry area and second living space are located. There is a cozy seating area that includes two chairs, a couch and a mounted TV. Both bedrooms have queen size beds, a nightstand, dresser and desirable high ceilings. Additionally there are two full baths. The first floor bath, off of the family room has a standing shower. The second floor bath off of the kitchen has a shower and tub combo. This home provides a minisplit A/C and heat pump for temperature control as well as a fire stoves for ambience. The private sandy beach in Breakwater Village is only 2 houses away, perfect for a laid back beach day! This home provides 4 beach chairs. After a fun day at the beach you can enjoy the fully enclosed, hot and cold water outdoor shower. Located 2 miles away from Scarborough State Beach, 3 miles from Galilee and Roger Wheeler State Beach and a 15 minute drive to Narragansett Pier and Narragansett Town Beach. Additional amenity charges for summer guests: Professionally laundered bedsheets, bath towels, and light comforters are provided for all occupants. Beds are made prior to arrival (bed-making is only provided once; multiple week guests will have linens dropped off starting their 2nd week). Multiple week guests are charged the linen fee per week at a discounted rate. Beach towels are not included. Guests that book 14 nights or greater will be charged an additional $25 cleaning fee. All reservations are subject to a reservation fee and all applicable state and local tax.

We were exited to come back to Breakwater village. The location did not disappoint. We had to contact the realtor upon arrival as their were linens left in both the washer and dryer(not that serious) however we wanted to treat this home as our own, went to clean the lint trap which was completely full, through the vent pipe!. I’m insure how there was not a concern for a fire. Which we immediately reported. I also called to report that the one large burner in the home had no knob, it was completely broken off and we couldn’t even “ borrow” one from another burner unit. Leaving us no ability to have lobster or steamers at the house. Further, the coffee pot and counters and stove were not clean. I would have hoped that not being able to check in until 4pm allows suffient time for cleaning (which is an additional expense). The oven has a broken seal not reaching normal cooking times. I had taken pictures and sent to the agent who “ manages the property” and told “ I’ll let the owners know” with no follow up. We have been home for 2 weeks now and still not received our security deposit. As a family who worked through a pandemic waiting so anxiously for our vacation I was disappointed. We had to eat 100% of our meals out because the non stick cookware was scratched and not usable. We have never complained historically and always made the best of the scenario. I think the lack of response to our concerns led me to this review. I have photos of all the above items and sent them to the managing property agents. I would have hoped for at least a call.
